TPO - The Legacy Alpha Valley project in Hoa Lac High-Tech Park (Thach That district, Hanoi) provides accommodation for investors, experts and workers to rent during their working time at Hoa Lac High-Tech Park, but is being aggressively offered by brokers at prices starting from 1.6 billion VND/unit.
Legacy Alpha Valley apartment complex consists of 3 blocks (CT1, CT2, CT3) with about 378 apartments for rent located in the overall investment project to build a Trade and Service Center invested by FBS 1 Investment and Development Company Limited in Hoa Lac High-Tech Park (Thach That district, Hanoi). |
This is an apartment project for officials, workers, and experts working at Hoa Lac High-Tech Park to rent and stay during their working time here. However, recently, some websites, social networks, and brokers have been advertising and selling Legacy Alpha Valley apartments at Hoa Lac High-Tech Park. |
Posing as a customer who wants to buy an apartment here, the reporter was introduced by a broker named H., who introduced himself as an employee of Mai Viet Land, that the project includes 378 apartments designed with 1-2 bedrooms, with an area of 37m2 - 56m2 - 70m2. The project's apartments are sold at prices ranging from 1.6-2.7 billion VND/m2 (equivalent to about 43 million VND/m2 - reporter). This broker revealed that the project is built on commercial service land, so this is a 50-year apartment and is sold under a "lease contract" with the investor. This broker also reassured that when the lease contract expires, they will be given priority to continue signing a lease contract with the investor. |
Apartments for rent at the Legacy Alpha Valley project in Hoa Lac High-Tech Park are labeled as luxury apartments and are being aggressively offered for sale. |
According to the reporter's records, the buildings at the Legacy Alpha Valley project have completed the rough construction. |
Regarding the sale of apartments in the Legacy Alpha Valley project in Hoa Lac High-Tech Park, the Hoa Lac High-Tech Park Management Board has just issued a warning about "Be careful when selling apartments in Hoa Lac High-Tech Park". |
Mr. Le Thanh Son, Deputy Head of the Hoa Lac High-Tech Park Management Board, said that recently, the advertising and sale of Legacy Alpha Valley apartments in Hoa Lac High-Tech Park has caused misunderstandings among people, creating opportunities for subjects to take advantage of and carry out illegal trading activities against regulations. |
According to Mr. Son, the project is leasing land for the purpose of "commercial and service land", and after completion, it will provide accommodation for investors, experts and workers to rent during their working time at Hoa Lac High-Tech Park. |
The project is leased commercial and service land and the land use period is until June 22, 2062 (remaining use period is about 38 years). |
According to Mr. Son, the current land law does not have regulations on granting certificates of land ownership and assets attached to land to buyers of residential apartments built on commercial and service land. |
In case the investor rents out an apartment and pays the rent at once for the entire rental period, the tenant will not be given any documents by the State, but only an apartment rental contract signed with the investor. |
In particular, Mr. Son said that Decree No. 102 dated July 30, 2024 of the Government guiding the implementation of a number of articles of the 2024 Land Law and Decree No. 10 dated February 1, 2024 on high-tech zones stipulate that housing projects and accommodation facilities within the boundaries of high-tech zones are to serve the lives of experts and workers working in high-tech zones and organizations that are investors or individuals who are experts and workers are allowed to rent housing and accommodation facilities during their operation and work in high-tech zones. |
Therefore, investors are not allowed to sell or lease apartments in the Legacy Alpha Valley apartment complex to organizations outside the Hoa Lac High-Tech Park and individuals not working at the Hoa Lac High-Tech Park. |
According to Mr. Son, the Hoa Lac High-Tech Park Management Board has issued a document requesting strict prohibition of acts of providing false information to sell or rent apartments to the wrong subjects according to regulations. |
