Khanh Hoa approves planning for two tourist areas in Van Phong Economic Zone

Accordingly, the area of ​​Hon Lon Island Ecotourism Area includes a natural land area of ​​more than 4,911 hectares and a sea surface area of ​​about 5,089 hectares, which is planned to be developed into a high-class eco-tourism - resort area, a specialized green park, and entertainment. The area of ​​Khai Luong Mountain Tourist Area has 1,865 hectares of mainland and about 2,150 hectares of sea surface, with the nature of a high-class eco-tourism - resort area.

In the land use structure, tourism service land is the area for construction of works such as resorts, hotels, healing tourism areas with unique hill and forest landscapes and sea views to serve the accommodation needs of tourists. Both of these tourist areas must comply with basic construction planning criteria including: maximum construction density of 25%, maximum building height of 7 floors, maximum building height of 28m; maximum land use coefficient of 1.75 times.

Regarding the layout, organization of architectural space, and landscape of the entire area of ​​both above-mentioned tourist areas, the planning project requires creating an image of high-class tourist areas including services: eco-tourism, eco-resorts, conference tourism, entertainment connected with mountain tourist attractions, sightseeing and experience activities into a closed, high-quality tour. Develop the planning area according to ecological standards, environmentally friendly, taking advantage of natural landscape resources to create two high-class, international standard tourist areas.

In addition, both areas focus on developing entertainment areas, commercial centers, hotel clusters, resorts, conference centers, golf courses, theme parks, marinas... to meet the accommodation, relaxation and entertainment needs of tourists.

Van Phong Economic Zone is oriented to become the driving force of the South Central region.

According to the orientation of traffic and international waterways, in the sea area to the northeast of the planning area of ​​Hon Lon Island Eco-tourism Area, there is a sea route to international waters, starting from Bac Van Phong wharf area. For Khai Luong Mountain Tourist Area, it will follow the sea route to international waters, starting from Bac Van Phong wharf area. Hon Lon Island area has 2 main inland waterway ports, Ninh Tan wharf and Ninh Dao wharf, with the role of general transportation, receiving cargo ships with a scale of 100 tons, passenger ships with a capacity of 60 passengers. Khai Luong Mountain Tourist Area has 2 main inland waterway ports, Bai Lach wharf and Khai Luong wharf. In addition, Hon Lon Island is connected to the mainland area with Khai Luong Mountain via a sea-crossing cable car line about 4.1 km long.

Based on the approved zoning plan, the Provincial People's Committee requests the Van Phong Economic Zone Management Board to be responsible for the accuracy and legality of the data, documents, drawings, and records used to establish the planning plan and the content of the assessment of the current status and development status of the planning area. At the same time, ensure compliance with the provincial planning, general planning and compliance with relevant development orientations in the Van Phong Economic Zone and specialized planning according to the law on planning and related laws.

Along with that, it is necessary to ensure that it is not located in the areas listed in the list of areas that must establish a coastal protection corridor according to regulations, relevant regulations on management and conservation of Van Phong Bay, ensuring security and national defense; coordinate with the People's Committee of Van Ninh district to publicly announce the approved zoning plan; store records of the planning project according to regulations.

It is known that according to the Prime Minister's decision approving the adjustment of the general planning for the construction of Van Phong Economic Zone until 2040, with a vision to 2050, this economic zone will be the country's maritime economic center with a seaport planning combined with modern urban areas and services such as airports and casinos.

The economic zone is oriented to include 19 sub-zones, with a total area of ​​about 150,000 hectares, located in Ninh Hoa town and Van Ninh district (including mainland and sea) with separate areas for development of seaports, logistics services, urban areas, resort services...
