Looking for investors in the "golden land" area of ​​nearly 11,000m2 near Quy Nhon beach

(Dan Tri) - The K200 land plot has an area of ​​nearly 11,000 square meters, a prime location with two frontages, one of which is close to Quy Nhon beach (Binh Dinh), and is considered a "golden land" but for many years has not found an investor.

Binh Dinh Provincial People's Committee has issued a decision approving the criteria for auctioning land use rights to implement the project at land lot K200, Nguyen Van Cu ward, Quy Nhon city.

The current status of the land has been cleared and is considered "golden land" in the center of Quy Nhon city.

According to the plan, the purpose of using the K200 land is to build a 5-star hotel, offices for rent and a trade - service center. Of which, the land for construction is 5,860m2; land for trees, playgrounds, and internal roads is 4,915m2. The preliminary cost of implementing the project is about 2,500 billion VND.

The form of land use is that the State leases land and pays a one-time fee for the entire lease term in the form of land use rights auction. The project's operating period is 50 years. The starting price is determined by the People's Committee of Binh Dinh province.

The project has 40-45 floors above ground (1 podium and 1 tower); maximum 3 basements. The project must have an agreement on the clearance height of the Ministry of National Defense according to regulations (the investor implements the agreement).

In addition, Binh Dinh Provincial People's Committee also set out conditions for capacity and experience in project development of investors participating in the auction.

Within 12 months from the date of the decision of the Provincial People's Committee recognizing the results of the land use rights auction, the investor must complete the investment preparation procedures in accordance with current regulations to be able to start construction of the project items.

Project construction time shall not exceed 30 months from the date of construction permit.

According to the People's Committee of Binh Dinh province, during the project implementation process, investors who violate the prescribed progress will be considered for project and land revocation, financial handling and confiscation of the auction winning amount paid to the state budget according to current law provisions...

The "golden land" area K200 was once approved by the People's Committee of Binh Dinh province for the joint venture of Thien Hung Import-Export Company Limited and An Phu Group Joint Stock Company to implement the Thien Hung hotel, trade and luxury apartment complex project, with a total investment of 2,900 billion VND.

This is a large-scale project, a unique structure, demonstrating Champa cultural architecture, creating a highlight in promoting and developing tourism in Binh Dinh province.

However, in 2018, the People's Committee of Binh Dinh province decided to revoke the investment policy of the Thien Hung Hotel, Trade and Luxury Apartment Complex project due to the investor's slow implementation of the project as committed.

The abandoned land, in July 2023, Binh Dinh Provincial People's Committee decided to issue a plan to auction land use rights to implement the project of building a 5-star hotel, offices for lease and a trade - service center (K200 land) with an area of ​​nearly 11,000m2. However, up to now, Binh Dinh province has not found an investor for this land.
