No more all-night bargaining, the auction of 20 plots of land LK01 and LK02 in Long Khuc area, Tien Yen commune, Hoai Duc district (Hanoi) ended at around 5 pm on November 4. The prices of the plots mostly fluctuated around 91 - 97 million VND/m2. Of which, the lowest priced plot was 85 million VND/m2; the highest was 103.3 million VND/m2.

The 20 lots auctioned this time are located opposite Tien Yen Kindergarten, about 400m from Ring Road 4 and right next to 19 lots LK03 and LK04 - the lots that set a record for winning price in Hoai Duc district at 133 million VND/m2.

The two lots with the highest winning prices in this session are LK02-01 and LK01-04, with areas of 145 m2 and 109 m2 respectively. These are all corner lots, with 3 frontages and located at the "gateway" leading to the land. In other words, when people come to the Long Khuc auction land, they will almost certainly have to pass through the two lots above. This is the reason why these plots of land are 14 times more expensive than the starting price of 7.3 million VND/m2.

Compared to previous land auctions, press coverage at this auction was very difficult. Investors and groups at the auction were very cautious in front of the camera and limited sharing information with strangers.

However, a reporter from the Investment Electronic Newspaper - Baodautu.vn was lucky enough to have the opportunity to approach the person who won the bid for lot LK01-04 with the price of 103 million VND/m2. This is a woman from Thanh Oai district and owns a real estate office in Van Canh commune, Hoai Duc district.

Currently, lot LK01-04 is being sold for a difference of about 200 million VND compared to the winning price. Most of the remaining lots are being sold for a difference of 200 - 500 million VND. The larger the total price of the lot, the smaller the difference and vice versa.

Contrary to what many people think of as the luxurious, noble image of a real estate "shark", this tycoon is relatively simple, from his clothes to his way of speaking. Holding a mid-range Android phone in her hand, this woman personally diligently shines a light and guides investors to see the land right on the evening of the auction's end.

Sharing honestly, the woman said that this deal was carried out by family members pooling capital. Explaining why the recent auction had few participants, she said that because the "teams" had spent too much money in the previous auctions, and the capital had also run out, they no longer had enough finances to participate further.

With fewer participants, the level of competition also decreased, thereby preventing the winning price from being pushed too high. Along with the relatively low price difference, mostly only 200 million VND/lot, many groups successfully "closed" transactions overnight.

When asked whether this woman's office owns residential land around the Long Khuc auction area, Tien Yen commune, the character replied that it does not. However, the office owns many other plots of land in Van Canh commune. Land prices in this area are not cheap, currently plots with good infrastructure and large roads have reached 180 million VND/m2.

According to the information announced, the 20 plots of land auctioned this time have an area of ​​89 - 145 m2/plot, with a starting price of 7.3 million VND/m2. Those who register to participate in the auction must pay a deposit of 130.8 - 212.6 million VND/plot, or 20% of the land value calculated according to the starting price.

After the auction on November 4, the next auction will be for 32 plots of land LK05 and LK06 on November 11. The deadline for receiving applications is November 8. The plots of land have an area of ​​about 97 - 172 m2. The starting price is 7.3 million VND/m2.

Previously, on August 19, Hoai Duc district organized an auction of 19 land lots LK03 and LK04 in Long Khuc area, Tien Yen commune. All the land lots were successfully bid, with prices mostly fluctuating around 97.3 - 121.3 million VND/m2. The corner lot LK03-12 had the highest price at 133.3 million VND/m2.

Currently, 11/19 plots of land have been paid in full by the winning bidders, including the plot with the highest price. The remaining 8 plots have been committed by the auction participants to complete their financial obligations before November 27, 2024.
