According to report 10487 of the Department of Natural Resources and Environment of Ho Chi Minh City, land prices have decreased compared to previous proposals.
According to the report 10487, the land price list this time is lower than the previous proposal. Specifically, the highest is Dong Khoi, Le Loi, Nguyen Hue streets (District 1) at 687 million VND/m2, the old proposal was 810 million VND. The proposed price this time is 4 times higher than the land price list according to Decision 02/2020 at 162 million VND/m2.
Meanwhile, Ton Duc Thang Street (from Me Linh Square to Nguyen Tat Thanh Bridge) costs 447 million VND/m2, this price is about 4.5 times higher than the land price in Decision 02/2020 of 105 million VND and also lower than the previous proposal of 528 million VND/m2.
Ham Nghi Street has a price of 429 million VND/m2, an increase of about 4 times compared to the price according to Decision 02/2020 of 101 million VND/m2. According to the previous proposal, the price was 506 million VND/m2.
Nguyen Huu Canh Street (from Ton Duc Thang Street to Nguyen Binh Khiem Street) is priced at VND 368.9 million/m2, an increase of more than 4 times compared to the price in the land price list according to Decision 02/2020 of VND 79.2 million. This price is also reduced by nearly VND 30 million/m2 compared to the previous proposal.
Hai Ba Trung Street is priced from 350-450 million VND/m2, depending on the section, while the price in the land price list according to Decision 02/2020 is from 58-96 million VND/m2. The previous proposed price was 291 to 484 million VND/m2.
In District 3, the highest land price is from 300-323 million VND/m2.
In District 3, Hai Ba Trung Street is priced from 266-305 million VND/m2, depending on the section, an increase of about 4 times compared to the price according to Decision 02/2020 of 65-72 million VND/m2. The previous proposal was from 310-390 million VND/m2.
Nam Ky Khoi Nghia Street is priced at 323 million VND/m2, about 5 times higher than the price in the land price list according to Decision 02/2020 of 64 million VND/m2. The land price on Nam Ky Khoi Nghia Street according to the previous proposal was 420 million VND/m2.
Vo Van Tan Street (from Con Rua Lake to Cach Mang Thang Tam Street) proposed price is nearly 300 million VND/m2.
In Hoc Mon district, the proposed land price for National Highway 22 (from Nguyen Anh Thu to Ly Thuong Kiet) is 32 million VND/m2, the previous proposal was 71 million VND/m2, which is 2 times lower than the previous proposal; the price according to Decision 02/2020 is 1.4 million VND/m2.
Provincial Road 8, Cu Chi District has a price of 16-35.8 million VND/m2 according to the new proposal.
In Cu Chi district, land on Provincial Road 8 is from 16 million VND to 35.8 million VND/m2, depending on the section. According to the previous proposal, it was from 21-46.8 million VND/m2. The price according to Decision 02/2020 is 900 thousand VND/m2 to 3.6 million VND/m2.
In Binh Chanh district, the highest land price is in Trung Son residential area, Road 9A with 153 million VND/m2, nearly 10 times higher than the price in the land price list according to Decision 02/2020. The previous proposed price was 200 million VND/m2.
Road No. 9, Him Lam residential area, is priced at 145 million VND/m2, an increase of about 12 times compared to the price in Decision 02/2020 of 11.7 million VND/m2. The previous proposed price was 190 million VND/m2.
In Nha Be district, the highest price is the internal road of the T30 resettlement area, priced from 33-70 million VND/m2. Of which, the 40M road according to Decision 02/2020 costs 3 million VND/m2, an increase of 23 times, while the previous proposal was also 70 million VND/m2.
Nguyen Huu Tho Street from Rach Dia 2 Bridge to Ba Chiem Bridge costs 66.5 million VND/m2, an 8-fold increase compared to the price according to Decision 02/2020 of 8 million VND/m2. The previous proposal for this street was 84 million VND/m2.
Duyen Hai Street, Can Gio District has a price of 9.7-15.2 million VND/m2 according to the new proposal.
In Can Gio district, Rung Sac road costs from 10.4 to 18.8 million VND/m2, depending on the section, the price according to Decision 02/2020 is from 1-1.8 million VND/m2. According to the previous proposal, Rung Sac road costs from 13.7-24.6 million VND/m2.
Dao Cu Street is priced from 16.1-16.8 million VND/m2, the price according to Decision 02/2020 is 1.5 million VND/m2. According to the previous proposal, Dao Cu Street is priced from 21-22 million VND/m2.
Duyen Hai Street is priced from 9.7-15.2 million VND/m2, the price according to Decision 02/2020 is from 0.9-1.4 million VND/m2. Duyen Hai Street according to the previous proposal is from 12.7-19.9 million VND/m2.
Currently, the Ho Chi Minh City People's Committee approves the use of the land price list issued under the 2013 Land Law as implemented before August 1 (land price list according to Decision No. 02/2020 multiplied (x) by the land price adjustment coefficient according to Decision No. 56/2023 of the City People's Committee) to resolve financial obligations and land taxes in the period from August 1 until the issuance of the Decision amending and supplementing Decision No. 02/2020.
