(NLDO) – Land brokers have flocked to a commune in Dak Lak, causing land prices to increase "dizzily" and buying and selling transactions to take place quickly.


On the morning of March 7, a leader of the People's Committee of Cu M'gar district, Dak Lak province, said that in the face of the land fever, the district has directed the People's Committee of Ea Drong commune to closely monitor the situation and promptly report to the district for handling.

"The district People's Committee has requested Ea Drong commune to organize the dissemination of land laws to the people, promptly detect and handle cases of taking advantage of the real estate market to heat up and defraud property" - the leader of Cu M'gar district People's Committee informed.

In recent days, hundreds of "land brokers" have flocked to Ea Drong commune, leaving many people surprised by the rare bustling scene.

According to the reporter, on some roads in Ea Drong commune, cars of buyers and sellers were parked tightly. Coffee shops in the area were also bustling with people negotiating prices and signing deposit contracts.

Many streets have signs for land for sale hanging on the frontage. Some plots of land with dense vegetation have also been leveled, paved, and staked out for sale.

Along with the bustling scene in this commune, on social networks, "land brokers" post clips introducing and selling land.

"Ea Drong is the hottest right now. The corner lot has 2 beautiful frontages, close to the inter-commune road, located right in the residential area and school. Especially the land lot is close to the Phu Xuan Industrial Park project, an extremely potential area" - a "land broker" advertised for sale.

Not only land brokers, but also people who have land to sell are also hanging around to listen for fear of selling at a loss. Ms. L. (living in Tan Son village, Ea Drong commune) said she still has 10 square meters of land to sell, so these past few days she has been hanging around coffee shops to listen for prices.

"In the morning I heard the land price was 120 million VND/meter, in the afternoon I heard it was 140 million VND/meter. Some days, until 10 pm, the "land brokers" were still sitting at the coffee shop discussing and finalizing the land price. Currently, I don't dare to sell because I'm afraid of making a mistake" - Ms. L. said.

Mr. Nguyen Tien Truong, Chairman of the People's Committee of Ea Drong commune, said that since March 1, many "land brokers" have flocked to the commune, heating up the real estate market here.

Most of the "land brokers" park their vehicles haphazardly, causing difficulties for traffic. Therefore, the commune authorities continuously propagate and request the owners of coffee shops and water shops to arrange and arrange their vehicles neatly, not causing disorder and traffic safety.

"The reason why the real estate market in the commune is "hot" is because Phu Xuan Industrial Park is about to start construction, "land brokers" are flocking to Ea Drong, stirring up the real estate market" - Mr. Truong emphasized.

However, Mr. Truong also pointed out that after the land fever in 2020, there is very little land left for people. Current transactions are mainly conducted between investors. Through the commune's understanding, there are areas being advertised for sale at a price of more than 120 million VND/meter, but that is not necessarily the real price.

"During the land fever in 2020, some local people signed authorizations, handed over the red book to "land brokers" to carry out procedures and then disappeared, causing many consequences. Learning from experience, this time the People's Committee of Cu M'gar district directed the People's Committee of Ea Drong commune to intervene from the beginning, manage land according to the provisions of the law, and promptly report to the district for handling" - Mr. Truong emphasized.
