On the morning of March 7th, a leader of the People's Committee of Cu M'gar district, Dak Lak province, stated that in response to the land speculation situation, the district had instructed the People's Committee of Ea Drong commune to closely monitor the situation and promptly report to the district for appropriate action.

"The People's Committee of Cư M'gar district has requested Ea Drơng commune to organize legal awareness campaigns on land for the people, and to promptly detect and handle cases of exploiting the overheated real estate market and committing fraud to seize assets," - a leader of the Cư M'gar District People's Committee informed.
In recent days, hundreds of land brokers have flocked to Ea Drơng commune, leaving many people astonished by the unusually bustling scene.
According to reporters' observations, several roads in Ea Drơng commune were lined with parked cars belonging to buyers and sellers. Local cafes were also bustling with people finalizing prices and signing deposit contracts.
Many road frontages are lined with "land for sale" signs, and some plots of land overgrown with trees have had excavators brought in to level the ground, prepare the foundation, and erect stakes for sale.

Information about the land speculation frenzy on social media.
Along with the bustling activity in this commune, "land brokers" are posting videos on social media to introduce and advertise land for sale.
"Ea Drong is the hottest area right now. A beautiful corner plot with two street frontages, located near the inter-communal road, right in a residential area and close to schools. Especially, the plot is right next to the Phu Xuan Industrial Park project, an area with immense potential," – a real estate agent advertised.
It's not just land brokers; even those with land to sell are lurking around, afraid of selling at a loss. Ms. L. (residing in Tan Son village, Ea Drong commune) said she has 10 square meters of land she wants to sell, so for the past few days, she's been frequenting cafes to gather information about prices.
"This morning I heard the land price was 120 million VND per meter of frontage, and in the afternoon it went up to 140 million VND per meter of frontage. Some days, even at 10 PM, land brokers are still sitting and discussing and finalizing land prices at coffee shops. Currently, I don't dare sell because I'm afraid of overpaying," said Mrs. L.

There are countless "land for sale" signs.
Mr. Nguyen Tien Truong, Chairman of the People's Committee of Ea Drong commune, said that from March 1st until now, many "land brokers" have flocked to the commune, heating up the real estate market there.
Most of the "land brokers" park their vehicles haphazardly, causing traffic congestion. Therefore, the local authorities continuously educate and request owners of cafes and beverage shops to arrange their vehicles neatly, ensuring they do not disrupt traffic order and safety.
"The reason the real estate market in the commune is heating up again is because the Phu Xuan Industrial Park is about to start construction, and land brokers are flocking to Ea Drong, stirring up the real estate market," Mr. Truong emphasized.
However, Mr. Truong also pointed out that after the land speculation frenzy in 2020, very little land remains available for residents. Current transactions are mainly conducted between investors. According to the commune's information, some areas are being advertised for sale at over 120 million VND per meter of frontage, but it is not certain that this is the real price.
"During the land speculation frenzy in 2020, some local residents signed power of attorney documents, handing over their land ownership certificates to 'land brokers' who then disappeared after processing the paperwork, causing many negative consequences. Learning from that experience, this time the People's Committee of Cu M'gar district has directed the People's Committee of Ea Drong commune to intervene from the beginning, manage land according to the law, and promptly report to the district for appropriate action," Mr. Truong emphasized.
