In addition to modern industrial parks (IPs) associated with direct investment projects in Nghi Son Economic Zone (KKTNS), the “picture” of industrial parks in Thanh Hoa province is gradually revealing new “faces”. With synchronous planning and orientation to attract high-tech industries, it is expected that in the coming time, Thanh Hoa will form green, modern industrial centers, associated with multinational products with high added value.

In June 2024, the Provincial People's Committee approved the 1/2000 scale construction zoning plan for the Western Industrial Park of Thanh Hoa City. With a total planning area of about 645 hectares, this is an industrial park that Thanh Hoa province has oriented to develop in multiple sectors following the trend of Industry 4.0. The high-tech and environmentally friendly industries that this industrial park is targeting are electrical - electronic, telecommunications; mechanical engineering; precision mechanics; automobile, motorbike, construction equipment, medical equipment; production of consumer goods and supporting industrial products.
Located on the route from Thanh Hoa City to Tho Xuan Airport, convenient for trade connection, the Industrial Park in the West of Thanh Hoa City will be organized with industrial production space with architecture suitable for types of industrial works with high construction density. Along with that, the Industrial Park will be planned with technical infrastructure facilities such as power stations, wastewater treatment... conveniently arranged next to traffic routes for easy connection with technical infrastructure systems inside and outside the Industrial Park.
It is known that this industrial park is receiving special attention from Sumitomo Corporation (Japan). With the signing of a memorandum of understanding on technical infrastructure investment in this industrial park in 2023, this group expects to successfully cooperate with Thanh Hoa province to realize a model industrial park with quality according to international standards. This group once said that it would turn the industrial park in the West of Thanh Hoa city into a leading industrial park in terms of infrastructure quality; thereby successfully attracting many secondary investors from Japan with modern technology, contributing to increasing new, quality industrial products for Thanh Hoa province.
Also in July 2024, the Provincial People's Committee issued a Decision approving the 1/2000 scale construction zoning plan for Industrial Park No. 15 in the NSK. With a total area of nearly 700 hectares, Industrial Park No. 15 is oriented to organize space including 2 areas: Area A with the Thanh Hoa I Solar Power Plant project area, an area of about 229.18 hectares; Area B (Dong Vang Industrial Park) with an area of about 491.91 hectares located in the South of the Industrial Park, prioritizing the development of mechanical engineering industry, processing of agricultural and forestry products.
Currently, Zone B of this Industrial Park has attracted the infrastructure investor, Anh Phat Construction and Trading Investment Corporation. The Dong Vang Industrial Park infrastructure investment project has also been estimated with a total investment capital of more than 2,400 billion VND and is planned to build flexible factories and enterprises, which can be combined with many plots of land to meet the construction requirements of large-scale factories, acting as an "anchor" for the development of Industrial Park No. 15. Zone A of this Industrial Park is being chaired by the Management Board of the Economic Zone and Industrial Parks, in coordination with the Department of Construction and the People's Committee of Nghi Son town to organize the announcement and publicization of the construction zoning plan and call for investment.
Industrial Park No. 10 - Nghi Son Thermal Power Center is now 100% occupied.
According to statistics from the Management Board of the Economic Zone and Industrial Parks, in addition to the 7 filled industrial zones, the Economic Zone currently has 4 industrial zones that have attracted infrastructure investors: Industrial Zone No. 1; Industrial Zone No. 3; Industrial Zone No. 9 (Metallurgy Industrial Zone) and Industrial Zone No. 15. These industrial zones are all developing infrastructure and oriented towards multi-industry development, with the goal of attracting modern technology and high growth.
For industrial parks outside the NSK, there are currently 4 industrial parks with approved planning, including: Phu Quy Industrial Park (Hoang Hoa); Tuong Linh Industrial Park (Nong Cong); Western Industrial Park of Thanh Hoa City; Giang Quang Thinh Industrial Park (Thieu Hoa).
Notably, among these, Phu Quy Industrial Park (WHA Smart Technology Industrial Park) has a total area of 540 hectares. This is the third largest industrial park in terms of scale among the existing and planned industrial parks of Thanh Hoa province (after Bim Son Industrial Park and Lam Son - Sao Vang Industrial Park). According to the assessment of the Management Board of the Economic Zones and Industrial Parks, Phu Quy Industrial Park project is expected to take advantage of its important traffic location, being the gateway to the center of Hoang Hoa district, adjacent to Thanh Hoa city and neighboring districts, and being the intersection of traffic routes of economic zones, seaports, and airports. Therefore, this is considered an area with potential for industrial development, especially light industry, prioritizing high-tech industry, and will be prioritized to attract foreign enterprises with supporting industries, high-tech industry, and environmentally friendly industries.
It is known that the Management Board of the Economic Zone and Industrial Parks is actively planning in detail 4 new Industrial Parks including Luu Binh Industrial Park (Quang Xuong); Ha Long Industrial Park (Ha Trung district); Bac Hoang Hoa Industrial Park (Hoang Hoa); Da Loc Industrial Park (Hau Loc); Nga Tan Industrial Park (Nga Son). Along with the methodical planning and the decisions to "choose the right place to entrust" to reputable investors, the infrastructure of the new Industrial Park is expected to bring new turning points for Thanh Hoa province's industry in the future.
