The shape of Ring Road 4 passing through 7 districts of Hanoi after more than 1 year of construction

The Ring Road 4 - Capital Region project started construction in June 2023. This route has a total length of 112.8 km, passing through 3 provinces and cities: Hanoi (57.95 km), Hung Yen (19.31 km), Bac Ninh (36.26 km). The project has a total investment of over VND 85,813 billion, divided into 7 component projects. Of which, the Ring Road 4 expressway is invested under PPP with an investment of VND 56,500 billion.

It is expected that the Ring Road 4 project will complete the parallel road as approved in 2026 and complete the expressway in 2027.

The 59.2 km long section of Ring Road 4 running through Hanoi passes through 7 districts: Soc Son, Me Linh, Dan Phuong, Hoai Duc, Ha Dong, Thanh Oai, and Thuong Tin.

HANOI REAL ESTATE MARKET IS IN SHAKE BECAUSE SUBURBAN LAND DIVISIONS COST HUNDREDS OF MILLIONS OF VND/M2

As Ring Road 4 gradually takes shape, more hot spots for land prices will appear, especially in subdivided plots of land.

Most recently, in Hoai Duc district, the winning auction price was up to more than 133 million VND/m2. Not long before, the highest winning auction price in Dan Phuong was up to 99.2 million VND/m2; Thanh Oai had the highest price of 100.5 million VND/m2.

Hoai Duc... One of the hot spots is the Hoai Duc area, where recently there was a land auction with skyrocketing prices, from a starting price of 7.3 million VND/m2 to more than 133 million VND/m2.

1. RING ROAD 4 IN SOC SON - ME LINH DISTRICT

A representative of Truong Son 7 contractor said that as of August 16, the unit had completed about 35% of the package. 2. RING ROAD 4 IN DAN PHUONG DISTRICT

The Ring Road 4 project - the capital region through Dan Phuong district is 6.3km long, passing through 4 communes of Hong Ha, Lien Hong, Ha Mo, Tan Hoi and Phung town.

Information announced by the auctioneer, in the 9th auction round, lot LK03-12 (corner lot with 3 frontages) with an area of ​​over 113 m2 was paid the highest price of 133.3 million VND/m2 (equivalent to the value of this land being over 15 billion VND). Compared to the starting price of 7.3 million VND/m2, this land lot was paid by the investor more than 18 times higher. The remaining 16 lots had winning prices from 97.3 - 127.3 million VND/m2; the 2 lowest winning lots were at 91.3 million VND/m2. According to experts, the main reason for the "dizzying" price in this area is due to the prime location, synchronous infrastructure and the number of investors participating in the auction. Specifically, the land is located near Ring Road 4, the infrastructure is fully invested, and the utilities are full. These are important factors attracting investors. In particular, the appearance of groups of investors from neighboring provinces such as Hai Duong, Bac Ninh, Bac Giang ... has pushed up land prices. 4. RING ROAD 4 IN THANH OAI - THUONG TIN DISTRICT

In Thanh Oai district, Ring Road 4 ends at Thanh Thuy commune, adjacent to Khanh Ha commune, Thuong Tin district. Previously, the auction of 68 land lots in Thanh Cao commune, Thanh Oai district was as "hot" as in Dan Phuong district when there were up to 7,000 sets of documents submitted by about 1,600 people participating in bidding. At the end of the auction, the corner lot had the highest winning price of over 100.5 million VND/m2. Most of the land lots had winning prices from over 80 to 90 million VND/m2, the lowest winning lot was 63.5 million VND/m2. To build Ring Road 4, Thanh Oai district needs to reclaim about 80.84 hectares of land from 1,501 households, individuals and organizations.
