The need for social housing of workers and people in Binh Duong province is increasing.
Sharing with Life and Law, Mr. Pham Trung Dung, residing in Thuan An City, Binh Duong Province, who is working in VSIP 1 Industrial Park, said: “My family has worked here for more than 8 years, saved up some capital, so we are looking to buy a social housing house to settle down. However, for many years now in Thuan An, there has been no new social housing project. Buying back completed projects is very expensive and you have to pay immediately. My family and I have completed the documents, just waiting for Thu Dau Mot City to receive the documents and go to submit the purchase, then it is okay to transfer work there. As long as we have a house and a change of living environment,” said Mr. Dung.
Sharing the same situation, Mr. Nguyen Cong Tam, residing in Phu Tan ward, Thu Dau Mot city shared: “Currently, in Thu Dau Mot city, there are many social housing projects in operation. Before, I did not dare to buy because I thought it would be difficult in many ways... But now, seeing the whole area is spacious, life is safe and clean, I decided to buy social housing to settle down. Currently, if I buy it back, I have to pay a high price, so I wait for new projects. During this process, I will accumulate capital so that I will not have to worry about monthly payments in the future.”
Focus on developing social housing
With more than 1 million workers and workers in the area, Binh Duong is one of the provinces where people have a very high demand for settlement. However, the development of social housing in this province is still facing many difficulties, although there have been many social housing projects delivered to the people, the supply cannot meet the demand.
Part of the reason is that social housing projects still have many problems and limitations. According to regulations, social housing projects are exempt from land use fees, but they still have to carry out procedures to calculate land use fees to be exempted from this fee.
Social housing projects taking shape and developing stably are the dream of many people.
The beneficiaries of social housing policies must be appraised by competent authorities regarding their subjects, conditions, etc. On the other hand, determining the price before selling, leasing, or leasing-purchasing social housing invested in and built with non-budgetary capital must be appraised by provincial-level state agencies, which also takes time and is costly for businesses.
Speed up the construction of more social housing to meet housing needs
Mr. Vo Hoang Ngan, Director of the Department of Construction of Binh Duong province, said that the Department of Construction of Binh Duong province is currently implementing the "Project on developing social housing and workers' housing for the period 2021-2025, with a vision to 2030".
Accordingly, Binh Duong province will invest in about 172,000 social housing units, serving about 678,300 people, twice the target assigned by the Government. To do this, Binh Duong prioritizes land funds for investors to build social housing areas. Currently, there are 23 land areas managed by state-owned enterprises, 17 areas with 170 hectares of available land funds of investors proposing to develop social housing.Mr. Pham Ngoc Thuan, General Director of Becamex IDC said: “After 10 years of implementing social housing construction in many localities such as Thuan An City, Thu Dau Mot City, Ben Cat Town, Bau Bang District, etc., the Becamex social housing project initially had a scale of 65,000 units, of which 47,500 units have been completed, reaching 74% of the project plan. Currently, Becamex IDC continues to expand the next phase with a total of 118,234 social housing units, creating housing opportunities for workers. In addition to completing internal infrastructure items, Becamex social housing projects are all connected to important traffic routes in the area, with public bus routes serving the travel needs of social housing residents.
According to Mr. Thuan, currently, to create conditions for people, workers, and low-income people to buy social housing, Becamex is looking for many solutions to reduce the selling price to a level suitable for people. In addition, this company also supports through cooperation with banks to help workers buy social housing to access preferential loan packages, with deferred payments over a long period of time.

The spacious and convenient Dinh Hoa social housing project was developed by the People's Committee of Binh Duong province, creating a healthy living environment for residents and workers.
At the Workshop to provide comments on the Draft "Project on developing social housing and workers' housing in Binh Duong province for the period 2021-2025, with a vision to 2030", Mr. Nguyen Hoang Thao, Standing Deputy Secretary of Binh Duong Provincial Party Committee, said that taking care of housing for people in general and workers in particular has always been identified by the locality as one of the key tasks. Binh Duong province has become a bright spot in the country in solving social housing for workers, many workers have had spacious, clean and beautiful accommodation at reasonable prices and with the support of the State. To date, Binh Duong province has built more than 50,000 social housing units.
Mr. Thao said that the province will design a flexible social housing model with many types of products, suitable prices, ranging from 120 - 280 million VND/unit or higher-end types with prices from 200 - 500 million VND/unit or for rent at 750,000 VND/month/unit.
Developing thousands of social housing
Over the past years, Binh Duong province has issued policies to develop and build social housing. In the first phase from 2011 to 2015, Binh Duong province had more than 1.4 million m2 of social housing to accommodate more than 100,000 people; including 14 projects under the Becamex Social Housing Project invested by Becamex IDC Corporation with 737,000 m2 to accommodate more than 40,000 people. In the period from 2016 to 2020, the province had more than 1.3 million m2 of social housing.
