Accordingly, Hanoi Urban Traffic Construction Joint Stock Company is allowed to use 8.1 m2 of land (shared use, the unit uses the building from the 2nd floor up) at No. 2 Phung Hung Street, Hoan Kiem District for the purpose of the Company's headquarters and business combination.

The location, boundary, and area of ​​the land (area 3) are determined by markers 6 to 8, 16, 17, 18, and 19 on the 1/200 scale current status map established in November 2024 by Hanoi Cadastral Surveying Company No. 1 in November 2024, confirmed by the People's Committee of Hang Ma Ward on November 21, 2024. The land use term is 50 years from March 15, 2005. The form of State recognition of land use rights is the same as the State leasing land and paying annual land rent.

At the same time, extend the use of 282m2 of land (including area 1: 224.6m2 of land, area 2: 57.4m2 of land) for Hanoi Urban Transport Construction Joint Stock Company at No. 2 Phung Hung Street, Hang Ma Ward, Hoan Kiem District to continue to use as the Company's headquarters and business combination. The extended land use period is from March 15, 2025 to March 15, 2055. Land lease form The State leases land and collects annual land rent.

The City People's Committee assigned Hanoi Urban Transport Construction Joint Stock Company to be responsible for contacting the Department of Natural Resources and Environment to carry out procedures for determining land prices for calculating land rent; signing a land lease contract and a land use right certificate according to regulations after completing financial obligations. Contact the City Tax Department to declare and pay land rent for the area of ​​8.1m2 of land from March 15, 2005 to present, pay annual land rent, pay non-agricultural land use tax and other outstanding financial obligations (if any) according to regulations.

During the land use process, the Company must strictly comply with the provisions of the law on land, investment, construction, planning, real estate business; ensure environmental sanitation, fire prevention and fighting according to the provisions of Vietnam Construction Standards; and must not change the land use purpose without permission from the City People's Committee.

When investing in new construction or renovation, expansion of construction works, it is necessary to contact the Department of Planning and Investment, Hanoi Institute of Construction Planning, Urban Railway Management Board, Hoan Kiem District People's Committee to reach agreement on architectural planning, issuance of red line drawings, safety corridor scope of urban railway lines and related technical infrastructure works to ensure compliance with urban zoning planning and related planning approved by the City People's Committee.

Assign the Departments of Natural Resources and Environment, Finance, Planning and Investment, Planning and Investment, Construction, and related Departments; Hanoi Tax Department, according to their assigned functions and tasks, to inspect and guide Hanoi Urban Transport Construction Joint Stock Company to fulfill its obligations as a land user according to regulations.

Hanoi Land Registration Office updates and corrects land changes in cadastral records according to regulations.

Hoan Kiem District People's Committee and Hang Ma Ward People's Committee regularly inspect the compliance with land, construction and environmental protection laws of Hanoi Urban Transport Construction Joint Stock Company according to regulations.
