(Dan Tri) - Of the 5 districts that the Hanoi People's Committee plans to upgrade to districts, Thanh Tri district has the highest adjusted price of nearly 117 million VND/m2.
The Hanoi People's Committee has just issued an adjusted land price list applicable from December 20 to December 31, 2025. After the adjustment, the five districts of Thanh Tri, Gia Lam, Dong Anh, Hoai Duc and Dan Phuong are oriented to become districts of Hanoi with the highest price of nearly 117 million VND/m2.
Specifically, in Thanh Tri district, the land price in the most beautiful locations on 3 routes, including Nguyen Xien (section through Tan Trieu commune), Nghiem Xuan Yem (section through Tan Trieu commune and section from Cau Dau to the end of Thanh Liet commune) and Pham Tu has the highest price of 116.9 million VND/m2. This price is also the highest among the districts of Hanoi after adjusting the land price list.
Following Thanh Tri on the new price list is Gia Lam district with a price of over 68 million VND/m2 on Ha Huy Tap street (Yen Vien town), an increase of 195%. Nguyen Duc Thuan street (Trau Quy town) has an adjusted land price of over 65 million VND/m2, an increase of over 310%.
In Hoai Duc district, according to the new land price list, Van Xuan Street (section through Tram Troi Town), Van Xuan Street (section through Kim Chung Commune), Thang Long Avenue (section through An Khanh Commune) have the highest prices from over 51 million VND to over 53.3 million VND/m2.

In Dong Anh district, Cao Lo street (section through Dong Anh town) and National Highway 3 (section through Dong Anh town) are the two roads with the highest land prices at 46 million/m2.
The 4 routes with the second most expensive prices include the road from the 1/5 auto factory intersection to Co Loa auto factory; the road from National Highway 3 to Dong Thanh Company; the road from National Highway 3 through Dong Anh station to Ap To and Lam Tien road, all with land prices in VT1 of 40.7 million/m2.
In Dan Phuong district, the section from Hoai Duc border to the intersection (monument) has the highest land price of over 46 million VND/m2. Following is the section from the Monument to the end of Phung town (old National Highway 32), Phung road (old National Highway 32) has a land price of over 44 million VND/m2.
According to the new land price list just issued by the Hanoi People's Committee, the highest land price on streets in Hoan Kiem district including Ba Trieu (from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, Hai Ba Trung (from Le Thanh Tong to Quan Su), Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho, Tran Hung Dao (from Tran Thanh Tong to Le Duan) has the highest price of more than 695.3 million VND/m2.
According to the pre-adjusted land price list, the highest urban land price in Hanoi's inner city is 188 million VND/m2 on three streets: Hang Ngang, Hang Dao, and Le Thai To. Thus, the highest adjusted land price is nearly 3.7 times higher than before the adjustment.
