(Dan Tri) - All 22 plots of land in Do Dong commune, Thanh Oai district (Hanoi) of today's auction could not find owners. The reason was that customers all gave up.
On the morning of November 30, Thanh Oai district (Hanoi) organized an auction of 22 plots of land in Do Dong commune. The plots of land put up for auction have the smallest area of over 85 m2 and the largest of over 135 m2. The starting price for these plots is from 5.3 million VND/m2, corresponding to a deposit of 90.89-143.84 million VND/plot.
The auction is conducted in a direct secret ballot with multiple rounds; at least 6 rounds are required; the minimum bid is 5 million VND/m2. Thus, participants must pay a minimum of 35.3 million VND/m2 to be able to own the land.
Speaking to Dan Tri reporter, Mr. Nguyen Trong Khien - Vice Chairman of Thanh Oai District People's Committee - said that in the 8th round, the highest price was about 70 million VND/m2, but because customers all gave up, the auctioned land lots were all unsuccessful.
"Thanh Oai District has organized multiple-round auctions under the direction of the Hanoi People's Committee in 3 sessions, but people are still not familiar with the new method so they do not participate. Most of the people participating in multiple-round auctions are from real estate offices. Only after a few auctions are organized will these people get to know each other and connect with each other. Organizing multiple-round auctions is only suitable for businesses doing projects," Mr. Khien added.
According to the leader of Thanh Oai District People's Committee, the unsuccessful auction of 22 land lots this time will affect the district's budget revenue.
Previously, on November 23, Thanh Oai district (Hanoi) organized an auction of 23 land lots in Man Ca, Man Cong, Ma Man Trong areas, Van Quan village, Do Dong commune.
The lots to be auctioned range in size from 93.31m2 to 171.09m2. The starting price for these lots is 5.3 million VND/m2, equivalent to a deposit of 98-181 million VND/lot.
A representative of the Thanh Oai District Land Fund Development Center confirmed that the auction attracted 97 customers with 413 applications. The auction ended at 5 p.m. after 11 rounds. However, out of a total of 23 plots, only 10 were successfully auctioned, the remaining 13 plots were disqualified due to violations of auction regulations.
The plot of land with the highest auction price was 75.3 million VND/m2, more than 14 times the starting price. This plot of land has an area of 114.7m2, equivalent to a total value of more than 8.6 billion VND. The lowest plot of land had a price of 55.3 million VND/m2, 10 times the starting price.
On November 16, Thanh Oai district also organized an auction of 25 land plots in Man Ca, Man Cong, Ma Man Trong areas, Van Quan village, Do Dong commune (phase 1).
These plots have an area of 83-157m2, starting price of 5.3 million VND/m2. As a result, the highest winning price was 90.3 million VND/m2, belonging to two plots of land in the corner position. These plots are about 114 m2 and 129 m2 wide, meaning the total price of the plots is nearly 10.3 billion and 11.7 billion respectively, more than 17 times the starting price. The lowest winning price was 45.3 million VND/m2, belonging to a plot of land also in the corner position, 157 m2 wide, or more than 7.1 billion, 8.5 times the starting price.
