(Dan Tri) - Currently, some homeowners in Hanoi have agreed to lower the price of houses in alleys to find buyers, but transactions are still very difficult.
House prices in alleys cool down
After a period of strong price increases, the segment of houses in alleys in Hanoi has now slowed down. Some homeowners have agreed to lower their prices by hundreds of millions of dong to sell quickly.
According to a survey by Dan Tri reporters, in Nam Tu Liem district, Phu Do, Me Tri areas... houses in 2-3m alleys cost from 150 to more than 200 million VND/m2, an increase of about 30-35% after just one year.
For example, a house with an area of 33 square meters on an alley frontage of more than 2 meters is being offered for sale at a price of 6.3 billion VND, equivalent to 190 million VND/square meter. The seller listed the new price, which has lowered the asking price by more than 300 million VND compared to October 2024.

In Cau Giay District, in areas such as Nghia Do, Mai Dich, Quan Hoa... the price of houses in alleys is being advertised for sale at 170-240 million VND/m2, an increase of about 30% compared to the beginning of last year. A 30m2 house in an alley nearly 2m wide in Quan Hoa Ward is being advertised for sale at 6.9 billion VND. The seller said the price has decreased by about 400 million VND compared to 2 months ago.
In Thanh Xuan district, areas such as Khuong Mai, Thanh Xuan Trung, Khuong Trung, Nhan Chinh... house prices in alleys range from 180 million VND/m2 to 240 million VND/m2.
Currently selling a 30m2 house in an alley in Ha Dong district, Mr. Tuan Thanh said that in August last year, many people asked to buy it for 6 billion VND, but because he thought the price would increase by the end of the year, he did not sell it right away.
For over a month now, he has been selling it again, but very few people have asked to buy it. Brokers say the market has cooled down, and if he wants to sell right away, he will have to lower the price by 300-400 million VND compared to August.
Price drop is not as good as increase?
Speaking to Dan Tri reporter, Mr. Vu Tung - owner of a real estate brokerage in Hanoi - said that in the past 2 months, real estate transactions have slowed down, especially in the alley houses and apartment segments. The reason is that last year, house prices in Hanoi increased too high, making it very difficult for buyers to access, so they have temporarily put their plans to buy a house on hold.
"Previously, many homeowners increased prices daily for fear of "selling at a loss". But after a long time without buyers, some homeowners have agreed to reduce the asking price by several hundred million VND per unit, but it is still very difficult to sell. Although the price of houses in the alley has cooled down, it is nothing compared to when they increased," he shared.

Ms. Pham Mien - real estate expert - said that since mid-2024, house prices in Hanoi have been pushed up very high. Some homeowners are afraid of selling at a loss, so they compete to increase prices. However, after a period of selling at high prices, some people find it difficult to transact, so they accept to lower the selling price.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Association of Realtors (VARS) - said that the sudden and shocking increase in apartment prices in both the primary and secondary markets has prompted a group of customers to switch to buying houses in alleys. This reason also causes the price of houses in alleys to "escalate".
Assessing the current alley housing segment, he said that history shows that like the apartment segment, Hanoi residential land prices also recorded a similar sharp increase in price at the end of 2021. By mid-2022, when the market was difficult, the price of this type of property decreased but was "insignificant" compared to the increase.
He advised that the current housing prices in Hanoi have reached their peak, and if buyers want to buy, they need to consider very carefully. To avoid getting lost in the "matrix" of selling prices in Hanoi today, the expert advised that buyers should choose a reputable unit for reference. At the same time, buyers should take the time to carefully research the selling prices of similar houses in the same area.
