(Dan Tri) - The People's Committee of Bac Giang province has just issued a new land price list applicable from December 10 to December 31, 2025. In Bac Giang city, there are locations where residential land prices are up to 120 million VND/m2.
The People's Committee of Bac Giang province has just issued Decision No. 40/2024 amending and supplementing a number of contents of Decision No. 72/2021 dated December 21, 2021 of the Provincial People's Committee promulgating regulations on land price list for the period 2022-2024 in the province. This Decision takes effect from December 10 to December 31, 2025.
In the new land price list, depending on the area, the agricultural land group for annual crops fluctuates between 60,000 and 70,000 VND/m2. Land for perennial crops fluctuates between 55,000 and 65,000 VND/m2. Land for aquaculture fluctuates between 48,000 and 60,000 VND/m2 and forest production land fluctuates between 12,000 and 20,000 VND/m2.
Regarding non-agricultural land, the new land price list specifically lists residential land, commercial service land, and non-agricultural production land. Specifically, the highest price of residential land in urban areas and along traffic routes is 120 million VND/m2, the lowest is 500,000 VND/m2. The highest price of land in rural areas is 14 million VND/m2, the lowest is 400,000 VND/m2.
Notably, Hoang Van Thu Street (Bac Giang City) is divided into 5 sections with different prices.
In particular, the land price at position 1 on Hoang Van Thu street is up to 120 million VND/m2, the lowest section is 32 million VND/m2. According to the old price list issued in December 2021 by the People's Committee of Bac Giang province, the land price on Hoang Van Thu street fluctuates from 35-50 million VND/m2.

Or Le Loi Street (Bac Giang City), one of the famous streets for fashion and food, land price at location 1 ranges from 50-80 million VND/m2. According to the old price list, land price at Le Loi Street location 1 is only 25-40 million VND/m2.
Also according to this decision, districts, towns, cities, communes, wards and townships after administrative division and merger will apply the land prices stipulated in the decision. Place names will be taken according to the new administrative unit after division and merger.
On September 28, the National Assembly Standing Committee issued Resolution No. 1191/NQ-UBTVQH15 on the arrangement of district and commune-level units in Bac Giang province for the period 2023-2025. Specifically, Bac Giang province merged Yen Dung district into Bac Giang city and adjusted the administrative boundaries of Luc Ngan district and Son Dong district, establishing Chu town.
Bac Giang province also merged 34/209 commune-level units to form 17 new commune-level units, and established 16 wards and 2 towns on the basis of 18 existing commune-level units. After the reorganization, Bac Giang province did not change the number of district-level units but reduced 17 commune-level units.
Pursuant to Point a, Clause 1, Article 158 of the 2024 Land Law, land valuation must ensure the following principles:
- Land valuation method based on market principles;
- Comply with the correct methods, order and procedures for land valuation;
- Ensure honesty, objectivity, openness and transparency;
- Ensure independence between the land price determination consultancy organization, the Land Price List Appraisal Council, the specific Land Price Appraisal Council and the agency or person with authority to decide on land prices;
- Ensure harmony of interests between the State, land users and investors.
