Morning 11/10, Land Fund Development Center of Phuc Tho district (Ha Noi) organized an auction of land use rights for 27 plots of land in Dong Phuong area, Tho Loc commune and Gac Cho area, Tam Hiep commune.
Specifically, for 25 auctioned plots of land in Dong Phuong area, Tho Loc commune, with areas ranging from 134,5m2 to 186,6m2, the starting price is 19,8 million VND/m2. In addition, 2 plots of land in Gac Cho area, Tam Hiep commune, have areas ranging from 134,8m2 to 153,4m2.
According to information from the People's Committee of Phuc Tho district, the auction had a total of 258 applications from 72 customers registered to participate.
As a result, 25 plots of land in Dong Phuong area, Tho Loc commune were successfully auctioned with the highest winning price being 25,8 million VND/m2, the lowest winning price being 21,2 million VND/m2.
On the contrary, the auction of 2 plots of land in Gac Cho area, Tam Hiep commune was unsuccessful.
Previously, on the morning of 29/8, Phuc Tho district also organized an auction for 39 land lots in Trach My Loc commune and Tho Loc commune. In which, 30 land lots in Trach My Loc commune have an area of 96-148m2, starting price 23 million VND/m2, equivalent to the deposit from 450-700 million VND/lot.
The remaining 9 lots in Tho Loc commune have an area of about 134m2/lot, starting price of 19,8 million VND/m2, equivalent to a deposit of nearly 535 million VND/lot.
At the end of the auction, the highest winning lot was 60 million VND/m2, 2,6 times higher than the starting price. The lowest lot was 33,6 million VND/m2, 60% higher than the starting price. The remaining lots had winning prices ranging from 33,6 to 52,8 million VND/m2.
On 10/9, Phuc Tho district also organized an auction of land use rights for 50 residential land plots at 3 commune in the area.
The plots of land to be auctioned include 30 plots in Doc Tranh area, Trach My Loc commune; 9 plots in Dong Phuong area, Tho Loc commune, TT8 and 11 plots in Huong Nam area, Xuan Dinh commune. The starting prices of the 3 areas are 23,4 million VND/m2; 19,8 million VND/m2 and 25 million VND/m2, respectively.
The total number of applications submitted for this auction session reached nearly 500.
As a result, the lot with the highest winning price was 69,8 million VND/m2 with an area of nearly 112m2. Thus, this lot has a total value of nearly 6,36 billion VND, 3 times higher than the starting price of 23,4 million VND/m2. The lowest winning lot has a price of more than 26 million VND/m2, an increase of more than 31% compared to the starting price of 19,8 million VND/m2.
There are also some other plots of land with winning prices ranging from 43,8-59,2 million VND/m2.
Recently, the Hanoi People's Committee issued a document directing units on land use rights auctions. Hanoi requested the City Police to consider professional measures to promptly detect violations of land auctions, and instruct the People's Committees of districts, towns and cities to take measures to prevent violations of auction regulations from continuing to participate in auctions.
In addition, the police force needs to propose solutions to prevent and limit continued participation in auctions for those who have participated in auctions, paid "unusually" high prices to win the auction but did not pay the auction winning money according to regulations.
Hanoi also asked districts to compile a list of cases where they paid higher than market prices to win the auction but did not pay. This list will then be made public on the websites of the districts and the Department of Natural Resources and Environment.
