As a result, after 9 rounds of bidding, land lot LK03-12 had the highest price of up to 133.3 million VND/m2, more than 18 times higher than the starting price. This land lot has an area of ​​113m2, so the total value is 15 billion VND.

In addition, lots LK03-06 and LK04-06 ranked second at 127.3 million VND/m2. The other 14 lots had winning prices ranging from 97.3 to 121.3 million VND/m2. The two lots with the lowest winning prices were 91.3 million VND/m2, 12.5 times higher than the starting price.

Some people present at the auction said that this price was too high when land on the main road nearby was being traded at around 80-90 million VND/m2.

However, after the auction ended, the winning investors were selling their land at a price difference of 300 to 600 million VND/lot. For example, Ms. Thuy - an investor in Ba Vi - said that her family submitted an application to participate in the auction of 17 land lots but only won 3 lots with prices of 91.3 million VND/m2, 97.3 million VND/m2 and 121.3 million VND/m2 respectively.

She said that the land lot that was sold at 97.3 million VND/m2 has been sold to another investor with a difference of nearly 600 million VND. She will continue to sell the remaining 2 land lots with a difference of 600 million VND/lot.

Notably, the land lot with the highest winning price of 133.3 million VND/m2 is currently being sold by brokers with a price difference of 800 million VND.

Some investors present at this auction said that with the winning price being much higher than the regional market, the possibility of quickly transferring the property to "make a profit" will be very difficult.

Previously, the auction of 68 land plots in Ngo Ba area, Thanh Than village, Thanh Cao commune (Thanh Oai, Hanoi) took place on the morning of August 10, which also surprised many investors. At the end of the session, the highest winning price for the corner plot was nearly 100.5 million VND/m2, 8 times higher than the starting price. The regular plots had winning prices of 63-80 million VND/m2, 5 to 6.4 times higher than the starting price.

Immediately after winning the auction, many investors advertised the lots for sale on groups with a difference of 300-500 million VND/lot. However, just one day later, the difference dropped to 100-200 million VND.

Dr. Nguyen Van Dinh - Chairman of the Vietnam Association of Realtors (VARS) - said that the real estate supply is weak but the demand is very strong, including housing and investment demand. Therefore, they expect projects with full legal status such as auctioned land.

He said that this phenomenon is normal, however the price is higher than the market level. The price increase is due to the calculation of participants, however there will be adjustments in supply and demand.

He said, like the land auction in Thanh Oai a few days ago, some people quickly cut their losses. Therefore, market participants need knowledge and expertise.
