Average interest rate of Vietcombank

As of February 2025 update:

The average loan interest rate is 5.7%/year. The difference between the loan interest rate and the deposit interest rate is 2.9%/year.

After deducting operating expenses, the remaining difference is 1.3% per year.

Note: This is just an average, not a specific rate for each loan.

Home loan interest rates at Vietcombank April 2025

The bank has two interest rate programs for customers with stable income:

“Interest Rate Security” Package – from 6.2%/year

Applicable to loans for buying or repairing a house, buying a car, small business. Applicable until March 31, 2025 or when the bank runs out of money for this package.

Specific interest rates:

6.2%/year for 18 months

6.5%/year for 24 months

8.5%/year for 36 months

9.5%/year for 60 months

“Competitive Interest Rate” Package – from 5.5%/year

For customers who borrow to buy a house, buy a car, repair a house or consume. Preferential interest rate until March 31, 2025 or when the bank runs out of money for this package.

Specifically:

5.5%/year for the first 6 months if loan is less than 24 months

5.7%/year for the first 12 months if borrowing over 24 months

Loan terms and limits

To borrow money from Vietcombank, customers need:

Have collateral (such as the house you intend to buy, or other valuable assets)

No overdue debt at other banks

Have a stable income

About loan term and limit:

Maximum loan term: 30 years

If mortgaged with the house you intend to buy : you can borrow 70% of the house value

If mortgaged with other assets: can borrow 90% of the house value, but not more than 8% of the value of the mortgaged assets

Early repayment fee:

In the first 3 years: lose 1% of the down payment

From year 4 to year 5: lose 0.5%

From the 6th year onwards: no fee

Business loan interest rates for those who want to borrow money for business and small production

Interest rates from 4.6% per year

Program size: 250,000 billion VND

Effective from 1/1/2025

Interest rates for small and medium enterprises (SMEs)

For small businesses, preferential interest rates from 4.2% per year

The program runs from April 1, 2024 to March 31, 2025.

Specific interest rates:

4.2%/year if loan is less than 3 months

4.8%/year if loan from 3 to less than 6 months

5.5%/year if loan from 6 to less than 12 months

6.1%/year if loan is exactly 12 months

Further interest rate reduction if salary is received via Vietcombank

If individual customers receive their salary through Vietcombank account, they will receive an additional 0.2% interest rate reduction per year compared to the normal rate.

How to calculate loan interest at Vietcombank

There are two common ways to calculate interest on bank loans:

1. Calculated by decreasing balance

This means that each month you pay a portion of the principal, so the amount owed will gradually decrease, and the monthly interest will also decrease.

Example: Borrow 100 million for 12 months with an interest rate of 7%/year:

Principal paid each month: 100 million / 12 = 8,333,333 VND

First month's profit: (100 million x 7%) / 12 = 583,333 VND

Month 2: (100 million – 8,333,333) x 7% / 12 = 534,722 VND

The following months are calculated similarly.

2. Calculated based on initial balance

Interest is calculated on the original loan amount, and the same amount is paid each month.

For example: Still borrow 100 million for 12 months, interest rate 7%/year:

Principal per month: 100 million / 12 = 8,333,333 VND

Monthly interest: (100 million x 7%) / 12 = 583,333 VND

Total monthly payment: VND 8,916,667
