(NLDO) - Tan An Huy project first started in 2005, then stalled until now, causing many people who bought real estate in the project to be extremely miserable.


On February 6, the Tan An Huy project (in Phuoc Kien commune, Nha Be district, Ho Chi Minh City) invested by Tan An Huy Construction and Housing Trading Joint Stock Company (abbreviated as Tan An Huy Company) officially restarted construction of the project's technical infrastructure after nearly 20 years of stagnation.

In this restart, the investor will continue to construct the traffic system; stormwater drainage, wastewater drainage; trees; lighting system; embankments, etc.

Mr. Nguyen Hong Hai, Chairman of the Board of Directors of the company, said that the project has a total area of ​​more than 20 hectares, and the old investor has sold the component projects, which are high-rise projects. Currently, the project has low-rise buildings remaining, of which a large part has been sold to customers.

Previously, the project only completed more than 30% of the infrastructure, this time the construction is expected to be 100% completed within 36 months.

Tan An Huy project resumes construction after 20 years

It is known that the Tan An Huy Residential Area project has a scale of more than 20 hectares, first approved in late 2005. The project is located near Phu My Hung urban area, expected to provide accommodation for about 5,500 residents with items including 313 villas, garden houses and 1,025 luxury apartments.

However, for many years, the project could not be implemented due to many legal, financial and infrastructure problems.

After Mr. Le Anh Tuan, Chairman of the Board of Directors and General Director of Tan An Huy Company, passed away in 2017, the project almost completely stalled. In particular, the Ho Chi Minh City Inspectorate later pointed out a series of violations at the project such as: tax debt of more than 210 billion VND, 14 houses built without permission against planning, compensation project not completed, infrastructure not completed... but capital was mobilized from customers against regulations, many people paid 95% - 100% of land price.

In the process of correcting previous violations, the investor has planned to restart the project and requested to continue implementing the next parts, including completing compensation and clearance. As for the 14 houses that were previously decided to be demolished, the company proposed to only demolish the illegal parts according to the planning, and suggested keeping the parts that were in accordance with the general planning for customers to avoid waste.

New project perspective after restart

"Regarding infrastructure, the project has been approved 1/500 for a long time, so the company continues to follow the approved planning, as well as recommending that the investor continue to build the remaining houses, because the city currently has a plan to build houses with basements. We commit to paying the tax debt according to the schedule because this amount is quite large, as well as correcting all remaining violations during the project implementation period, at the latest 36 months" - Mr. Hai emphasized.

Previously, Tan An Huy Company signed a contract with the Center for Surveying and Mapping of the Department of Natural Resources and Environment to measure and mark the current location of the project. At the same time, it determined the area of ​​land that had been compensated and the area that had not been further implemented. According to the People's Committee of Nha Be district, the area that had not been compensated for clearance was more than 24,000 m2, the change records in the red book had been updated and the investor had submitted a change of land use purpose of more than 32 billion VND.

According to Mr. Le Hoang Chau, Chairman of the Ho Chi Minh City Real Estate Association (HoREA), the Tan An Huy Residential Area project has been "frozen" for 20 years due to the weak capacity of the previous investor, so both customers and people with land in the project area have suffered losses. Now, Tan An Huy Company has a new board of directors and thanks to the strong direction of the Ho Chi Minh City People's Committee, the relevant units have been assigned to remove difficulties and obstacles so that the project can be restarted, which is good news for customers and land users in the project.

Mr. Hung, a customer who bought land at the Tan An Huy residential project, said that he and others were very happy when the investor restarted the project. He himself was very grateful to Mr. Le Hoang Chau for speaking up to protect the people at this project for many years to get the current results.
