Bac Giang decided to cancel 102 real estate projects

(Dan Tri) - According to current regulations, the procedures for investing in the construction of urban and residential areas have changed. Therefore, Bac Giang province has canceled the list of 102 investment attraction projects.


The People's Committee of Bac Giang province has just issued Decision No. 100 approving the cancellation of the list of urban and residential area projects that need to attract investment in the province.

Regarding the reason for the cancellation, according to the previous submission of the Provincial Department of Construction, it was due to changes in legal regulations. Specifically, according to the provisions of the 2013 Land Law and the provisions of the Provincial People's Committee in Decision No. 30/2021, the proposal of a list of investment attraction projects is the basis for competent authorities to approve, announce the list of investment attraction projects and implement procedures for proposing and approving investment policies.

Up to now, in the province, there are 102 projects that have had decisions approving the list of urban and residential area projects that need to attract investment, but have not yet had their investment policies approved.

On December 11, 2024, the Provincial People's Council issued Resolution No. 92 on Regulations on criteria for deciding to conduct bidding to select investors to implement investment projects using land in Bac Giang province and according to Clause 3, Article 126 of the 2024 Land Law, the conditions for bidding to select investors to implement investment projects using land are as follows: Belonging to the list of land plots for bidding to implement investment projects using land decided by the Provincial People's Council.

At the same time, Clause 5, Article 72 of the 2024 Land Law stipulates: Before approving the annual land use plan at the district level, the provincial People's Committee shall submit to the provincial People's Council for approval a list of works and projects requiring land recovery, including land recovery projects for auction of land use rights, bidding to select investors to implement projects using land; projects that must change land use purposes with areas of rice-growing land, special-use forest land, protective forest land, and production forest land according to the plan, except for the cases specified in Clause 4, Article 67 of this Law.

Bac Giang Department of Construction said that according to current regulations, the procedures for investment in construction of urban areas and residential areas have changed; therefore, it is necessary to cancel the list of approved projects but the investment policy has not been approved.

In the list of 102 projects mentioned above, there are a number of large-scale urban areas such as the mixed-use urban area and Bac Giang international market, Yen Dung district (296ha); the high-class, smart, ecological and service urban area in the South of Bac Giang city (280.2ha); Ninh Son urban area, Ninh Son commune and Quang Minh commune, Viet Yen district (143.9ha)...

In addition, this list also includes the new urban area in the South of Chu town, Luc Ngan district (80ha); Nham Bien ecological urban area, Nham Bien town, Yen Dung district (45.3ha); the urban service and commercial complex in Tan My commune, Song Khe commune, Bac Giang city and Tang Tien commune, Viet Yen district (36.7ha); the new urban area in the Southwest, Thang town, Hiep Hoa district (36.3ha); Sen Ho mixed urban and service area, Viet Yen district (41ha)...
