(Dan Tri) - In 2024, the entire Ha Nam province recorded more than 8,700 real estate transactions with a total transaction value of nearly VND 8,500 billion, an increase of about 32% and 77% respectively compared to 2023.
The Department of Construction of Ha Nam province has just announced information on housing and the real estate market in the area in 2024. Specifically, in the fourth quarter of 2024, the province had 2,081 transactions (including 2,066 land plots and 15 individual houses, no apartment transactions recorded). The total transaction value reached more than 4,235 billion VND.
Of these, CEO Group's project had 990 land transactions with a total value of more than VND 1,499 billion, Phuc Thanh Construction Company Limited had 374 land transactions (nearly VND 296 billion), the joint venture of IDICO Petroleum Construction Investment Joint Stock Company - CTCP had 62 land transactions (over VND 410 billion) and 15 individual housing transactions (nearly VND 277 billion)...
Previously, in the third quarter of 2024, Ha Nam recorded a total of 518 real estate transactions with a total transaction value of more than VND 915 billion. In the second quarter of 2024, there were 4,314 transactions of apartments, individual houses, and transferred land, with a total value of nearly VND 2,563 billion. In the first quarter of 2024, there were 1,820 transactions, with a total value of nearly VND 776 billion.
Thus, in 2024, the whole province recorded 8,733 real estate transactions with a total transaction value of about VND 8,489 billion, an increase of about 32% and 77% respectively compared to 2023.
In the fourth quarter of 2024, Ha Nam province has 6 projects approved for investment policy and investor selection; 2 projects licensed; 149 projects under implementation; 3 projects eligible to sell future housing (including 127 low-rise commercial houses and 2 social houses). In addition, real estate inventory has 733 products, including 731 land plots and 2 individual houses.
Regarding the development of social housing in the area, by the fourth quarter of 2024, the People's Committee of Ha Nam province has approved the investment policy of 6 projects. Of which, there are 4 projects on social housing for low-income people in urban areas, including: Social housing in Dong Van Xanh Urban Area invested by the joint venture of Ha Nam Enterprise Joint Stock Company - Thi Son Company Limited;
The social housing area in Dong Van ward, Duy Tien town is invested by the Housing and Urban Development Corporation (HUD); the social housing and workers' housing in Le Ho commune, Kim Bang district by the joint venture of Flamingo Hai Tien Company Limited - Hong Hac Dai Lai Joint Stock Company; the workers' housing and social housing areas in Dong Hoa, Nhat Tan, Dai Cuong communes, Kim Bang district.

In addition, the remaining 2 projects approved in principle are social housing for workers and laborers working in the Industrial Park, including: Dong Van IV Industrial Park Workers' Housing Service Area, Kim Bang District, invested by Viglacera Corporation - JSC; Social housing area under the master plan of the Trade Union Institution Area of Arita Joint Stock Company.
In addition, there are 6 other social housing projects that the People's Committee of Ha Nam province is assigning the Department of Construction to study and prepare a report proposing investment and construction policies.
Regarding the difficulties of real estate enterprises in the area, the Department of Construction of Ha Nam province said that most projects encountered difficulties related to site clearance. The reason was that people with land within the project area did not receive compensation, demanding compensation prices higher than the regulations.
At the same time, some projects encountered difficulties in moving graves. Some businesses encountered difficulties in capital sources, so the progress of project implementation was delayed. On the other hand, the Land Law 2024, Housing Law 2023, and Real Estate Business Law 2023, which have just come into effect, have prolonged the implementation time of projects and created administrative procedures.
