Thai people spend 47 years of income to buy an apartment in the capital, Vietnamese people spend much less

According to a recently released report, batdongsan.com.vn channel, the most exciting real estate market in the past half year was Hanoi apartments.

Demand for apartments in Hanoi peaked in March 2024, up nearly 60% compared to the end of 2023. Currently, although interest in apartments has cooled, prices have not decreased.

According to this unit's price history tool, the selling price of apartments in Hanoi in May 2024 was equal to that of Ho Chi Minh City, reaching 50 million VND/ m2 . At the same time, apartments are still the type with the best liquidity in the market.

Mr. Dinh Minh Tuan - Southern region director of this channel - commented that currently there are no signs of a "bubble" in the apartment market. In fact, the difference between apartment prices and Vietnam's GDP is still not too high.

It is estimated that to buy a 50m2 apartment in Bangkok (Thailand), people spend more than 47 years of income, this figure in Manila (Philippines) is more than 56 years, in Kuala Lumpur (Malaysia) is nearly 17 years.

In Hanoi and Ho Chi Minh City, people need to spend about 14 - 15 years of income to buy an apartment of similar size.

The forecast of total housing demand in the period of 2021 - 2030 in Hanoi is 89 million m2 of floor space, in Ho Chi Minh City is 107.5 million m2 of floor space.

Despite such high demand, current apartment prices in Hanoi and Ho Chi Minh City are not too high compared to other cities in the world. Meanwhile, home purchase interest rates are not expected to reach low levels as deposit interest rates have just been adjusted upward.

Therefore, there is no "bubble" phenomenon in apartments. In fact, limited supply and high opening prices have caused the recent strong growth, Mr. Dinh Minh Tuan explained.

Mr. Tuyen also affirmed that he will arrange and hand over the work so as not to affect the company. It is known that Mr. Tuyen was born in 1984 and was appointed as deputy general director since the beginning of last year.

On July 1, the Board of Directors of Song Da 11 decided to dismiss Mr. Tuyen at his personal request. At the same time, they appointed Mr. Nguyen Ngoc Khue as Deputy General Director for a new term.
