The real estate market is experiencing many positive changes thanks to the trend of lower interest rates, effective support policies from the Government , efforts to remove legal obstacles to projects, and the provision of credit sources for investors.

Numerous customers are interested in and learning about the Richland Residence project.

For the land plot segment, prices have now been adjusted to reflect their true value after a period of rapid growth, creating opportunities for both investors and customers with real housing needs. Furthermore, many developers are implementing flexible payment policies, guaranteed returns, and high interest rate incentives, helping to reduce the financial burden on customers.

“The time when the market begins to recover is the right time to invest in real estate. This is because developers are launching attractive sales policies with many incentives to stimulate demand. If you continue to wait, buyers may miss the opportunity to own real estate at a good price,” said Mr. Vo Hong Thang, Deputy Director of R&D at DKRA Group.

In the long term, the appeal of land plots is unlikely to diminish. The preference for houses with land, coupled with the need for safe asset accumulation and the potential for profit from land plots, remains strong, making this segment attractive to investors. When difficulties are resolved, the market fully recovers, and capital mobilization channels are opened up, demand for this segment will increase again, leading to continued price fluctuations.

However, not all land plots with deep price reductions are opportunities for buyers. Investors need to carefully identify the criteria of a potential project before making a choice.

Many investors are taking advantage of this period to seek opportunities to buy real estate at good prices accompanied by a range of incentives.

"Currently, if investors are considering investing, they need to take several factors into account. These include choosing real estate projects with transparent legal status, areas with good amenities, and complete infrastructure. In addition, they should take advantage of opportunities to 'hunt' for projects with price reductions, incentives, guaranteed returns, and discounts from the developer," a representative from Kim Oanh Group shared.

Binh Duong Hotspot

Currently, the land market continues to quietly trade in localities with strong infrastructure development and high urbanization rates. One of the most active trading areas at this time is Binh Duong. Projects in this province attract investors because of their well-developed infrastructure, convenient access to Ho Chi Minh City, Dong Nai , and Binh Phuoc, and the concentration of numerous bustling industrial zones. Furthermore, these real estate projects are well-planned, have transparent legal procedures, reasonable prices, and good liquidity.

The project attracting the most attention in the Binh Duong market at this time is Richland Residence, located right in the heart of Ben Cat and developed by Kim Oanh Group. Spanning 15.46 hectares, the project offers nearly 1,000 land plots, shophouses, and townhouses, and features numerous amenities such as green parks, a multi-purpose sports area, a children's playground, a kindergarten, and a commercial street.

Reportedly, to own a property at Richland Residence, customers only need to spend 1.23 billion VND, with a 20% down payment. The project has clean legal documentation and currently holds a sales permit, ensuring maximum safety for customers.

Besides the low ownership price, customers also receive a guaranteed 30% return on investment from Kim Oanh Group. Customers who need financing will be supported by banks with loans up to 65% at a preferential interest rate of 9.9%/year fixed for 36 months. At the same time, customers also receive a 6% discount upon successful transaction, enjoy early payment interest rates up to 18%, and receive a discount of 3-5 gold ounces when purchasing in bulk. In addition, there are lucky draw programs with a total prize value of up to 12 billion VND.

A section of the Richland Residence project now has completed infrastructure.

Richland Residence is located adjacent to key industrial zones in Ben Cat, a factor that increases property value through rental opportunities for thousands of engineers, workers, and experts in the area. Ben Cat is currently on track to become the new industrial "capital" of northern Binh Duong. Many key routes have been and are being implemented, such as: Ring Road 4, Ring Road 5, My Phuoc - Tan Van Boulevard, DT 741 road, expansion of National Highway 13, Ho Chi Minh City - Thu Dau Mot - Ben Cat - Bau Bang expressway… creating bustling trade in the area in the near future.

Furthermore, the area where Richland Residence is located is being proposed to be upgraded to Ben Cat City by 2025. Along with the new Binh Duong City, this will be the center of a smart urban area, a bustling commercial hub and a leading industrial city of the province with 8 large, actively operating industrial zones, leading to a boom in the real estate market.
