Talk: Many banks create opportunities for young people to buy houses

Immediately after the Government issued Resolution No. 46/NQ-CP on March 8, 2025, many banks such as BIDV, ACB, HDBank, Agribank, SHB, TPBank, etc. have implemented preferential loan packages for young people under 35 years old to buy houses. In which, the loan term is from 30-40 years, interest rate from 4-10%/year. This is an opportunity for young people in Dong Nai as well as the whole country to buy houses, stabilize their lives and work with peace of mind, contributing to the socio-economic development of the country.

Typically, BIDV has deployed a VND40 trillion package for individual customers up to 35 years old who need to borrow to buy or rent a house nationwide. The loan interest rate is 5.5%/year, fixed for the first 3 years, the following years are equal to the 24-month mobilization interest rate plus 3%/year. The maximum loan term is up to 40 years, the maximum loan amount is VND5 billion/customer. Similarly, Agribank has a VND10 trillion package for customers under 35 years old to borrow to buy a house. The loan term is up to 40 years, the interest rate for the first 3 years is 5.5%/year...

The conditions for borrowing preferential credit packages for home purchases by young people are considered relatively simple and banks say they will quickly disburse funds to customers. Therefore, young customers can immediately mortgage the house they buy to borrow capital to pay the seller. The loan registration period is until the end of 2025.

Dong Nai has many young workers working in industrial parks, clusters, agencies, and units, with housing needs. The province has a policy of prioritizing investment in building social housing for sale and rent to low-income people. However, Dong Nai has more than 1 million workers, of which nearly half are people from other provinces and cities coming to live and work, so the demand for housing is up to 100,000 units. The supply of social housing is very limited, supply cannot meet demand. Therefore, many people in Dong Nai need to access low-interest credit packages with long loan terms to buy houses to settle down.

According to some young people who are in need of borrowing money to buy a house, the term of loans from banks from 30-40 years is quite good. However, many people are still worried that after 3 years, the interest rate will be equal to the 24-month mobilization interest rate plus 3%/year. If the mobilization interest rate increases, it means that the borrower will have to pay a high interest rate. For people with average income who have to borrow from 3-4 billion VND to buy a house, the unstable interest rate in the long term is also something that needs to be calculated.
