The office market is increasingly diverse

Over the past year, the office market in Ho Chi Minh City has witnessed the emergence of many Grade A buildings with excellent standards that quickly attracted new tenants and achieved high occupancy rates.

According to Savills, office leasing businesses are prioritizing green-standard projects. At the same time, the market is also welcoming new supply in both the city center and neighboring districts at affordable prices.

Ms. Lai Thi Nhu Quynh, Deputy Director of Commercial Leasing Services Savills HCMC said: "New office supply in 2024 will mainly be concentrated in the Grade A segment in the central area of District 1. In addition, it is necessary to mention the new growth with 60,000 m2 of floor space in the Grade B segment from three new projects mainly in the non-central areas of Thu Duc City, Tan Binh, Phu Nhuan, and Go Vap. The formation of many satellite office clusters has helped reduce pressure on the central area, creating a more reasonable allocation of resources across the city".

Some outstanding office projects outside the city center include E.town 6, OfficeHaus in the West, or Phu My Hung, Cobi, UOA buildings in District 7. In the new urban area of Thu Thiem, there are also 2 outstanding projects that have been quickly chosen by tenants: The METT and Hallmark.

"Office projects outside the city center are increasingly asserting their position with outstanding advantages such as large floor areas, high ceilings, large green spaces and diverse amenities. In addition, high-quality construction and professional working environment are also factors that attract businesses, especially those that prioritize comfortable and efficient working spaces," Ms. Quynh analyzed.

In addition, Savills experts also said that to meet the expansion and restructuring needs of multinational corporations, suburban office projects are emerging as an optimal choice.

According to Ms. Quynh, with large land funds, competitive costs and modern amenities, these projects not only meet the demand for area but also provide a professional and efficient working environment, helping businesses improve productivity and brand image.

Promote social function in office spaces

A study by Savills Impacts shows that the new trend in modern office design is moving towards creating workspaces that not only meet functional needs but also play an important role in community building and sustainable development.

Offices are no longer just workplaces, but have become cultural centers that foster creativity, community connection, and environmental protection. By integrating elements such as green spaces, diverse amenities, and community activities, modern offices are enriching the lives of employees, improving the quality of the urban environment, and promoting the sustainable development of cities.

The new market trend requires this market to be upgraded and developed to promote social functions within the workspace.

A prime example is the White City Place project in London (UK), which adds value to the community by increasing the social, cultural and economic activity of the area. By providing office space, the project has attracted businesses that contribute to job creation and economic growth.

In addition, White City Place is also designed to provide a diverse range of amenities and services, creating a vibrant environment where people can live, work and play. The project also serves as a cultural hub, hosting events and performances that celebrate the arts and promote cultural exchange, attracting visitors and nurturing a sense of identity and community spirit.

Therefore, Savills experts recommend that in the future, modern office design should go beyond simple functions to promote social and community values. Common spaces for communication and connection should also be invested in, creating conditions for cooperation with universities, research organizations and the startup ecosystem in the city.

In addition to social impact, modern office spaces can contribute to cities’ efforts to mitigate climate change and improve sustainability. By incorporating green building solutions, energy-efficient systems, and sustainable transportation options, offices can serve as models for environmental friendliness, inspiring other businesses and individuals to adopt sustainable practices and reduce their environmental impact.
