THU DUC CITY REACHES OUT – REAL ESTATE ENTERING THE GROWTH RACE

In early February 2025, Thu Duc City announced its master plan until 2040 with the goal of promoting the economy and enhancing international competitiveness for both Ho Chi Minh City and the Southeast region. According to the project, Thu Duc City has 9 functional zones on a total area of ​​over 21,100 hectares, oriented to become a creative urban area, through knowledge-based economic activities, high technology, finance and services of national stature, towards the international.

With a vision to 2040, Thu Duc City has been focusing all resources to simultaneously deploy strategic subdivisions: Building a financial center in Thu Thiem New Urban Area ("Thu Thiem"), turning this place into the economic core of the region; developing a trade and service network in 11 key areas in the area, linked to existing traffic hubs; upgrading and expanding the High-Tech Park and building a new Science & Technology Park; forming 4 logistics centers integrated with dry ports, meeting the needs of transporting and storing goods for the entire region; applying the TOD model at 3 strategic locations along Metro Line 1 and Ring Road 3...

Recently, the international financial center in Thu Thiem was officially deployed, expected to become an attractive destination for domestic and foreign banks and investment funds, while expanding FDI attraction into key areas, promoting trade - services - tourism and high technology, opening up breakthrough opportunities for the whole city.

With this master plan, the traffic network of Thu Duc City is increasingly complete, especially the East-West routes as well as some elevated roads and specialized transport roads (Cat Lai - Phu Huu). Along with that, a series of large-scale projects are continuously being accelerated such as: Ring Roads 2, 3, 4, An Phu intersection, My Thuy intersection, expansion of Ho Chi Minh City - Long Thanh - Dau Giay expressway... to effectively connect with Long Thanh airport, expected to have the first commercial flight from September 2, 2026.

Launch pad for future cities

After more than 4 years of establishment, Thu Duc City has grown strongly with its appearance changing every day. A series of large-scale infrastructure and public utility projects are continuously put into operation. The rapid urbanization rate, with an expected population of 2.6 million by 2040, has turned this place into the main source of housing supply in the market, attracting investors, creating a big push for the comprehensive development process.

According to projected data from Savills Vietnam, from now until 2027, Thu Duc City will account for half of the apartment supply (out of a total of more than 40,000 units) and 30% of the low-rise housing supply (out of about 4,000 units) in Ho Chi Minh City. Many new residential areas are being formed, attracting people with real housing needs as well as medium and long-term investors.

In addition to the Ho Chi Minh City - Long Thanh - Dau Giay expressway, in the future, Thu Duc City residents can also travel to Long Thanh airport by the Thu Thiem - Long Thanh railway.
