Early morning, customer came to pay deposit but house was 'closed' 10 minutes in advance

Mr. H said that the broker took him and his wife to see several houses within his financial range and the criteria he reported. However, the couple did not like the other houses because they had some feng shui errors: one house was narrow at the back, one had an electric pole next to the house, one had an alley leading straight into the house...

When the broker took the couple to a 56m2, 5-story house with a modern design, they both liked it right away. Not only that, the price of this house was very reasonable, cheaper than other houses in the same area.

“The owner is offering it for sale for 7.6 billion VND. That is 135 million VND/m2, with this price equal to the land price without taking into account the construction cost. I was quite suspicious as to why this house was being offered for sale cheaper than other houses in the same area. When I asked for more information, I learned that the house was subject to planning, 14m2 of land was subject to the 1/2000 road expansion planning. Thus, if the road is built in the future, this house would only have 42m2 left,” said Mr. H.

Although it is subject to planning, Mr. H believes that if the road is opened in the future, this house will be located on a major road, with cars parked right in front of the house, and the value of the house will increase. Mr. H has paid the homeowner 7.2 billion VND, but the homeowner does not agree.

“The landlord and I got along quite well, so he told me directly that he wanted to sell for 7.4 billion VND. The landlord told me to think about it and if it was okay, I could come tomorrow morning to put down a deposit,” Mr. H shared.

However, Mr. H's wife, when she learned that the house was subject to planning, did not want to buy it even if it was cheaper. According to her, houses subject to planning like this do not know when the road will be expanded, and when the family wants to sell it will be very difficult.

The couple did not see eye to eye, so after returning home, Mr. H had to spend the whole evening convincing his wife to agree to buy the house.

“I had to analyze for a long time before my wife agreed to buy. After that, I asked some parties to check the house planning again and found that the situation was exactly as the homeowner said. Even so, I still think I need to go to the ward planning agency to check again to be sure. However, I will meet the owner to negotiate the price again and if I get it, I will pay a deposit right away, then go check the planning again,” said Mr. H.

However, early the next morning, when the couple went to meet the homeowner, the homeowner informed them that the house had been rented to another customer less than 10 minutes away for 7.4 billion VND, and the customer would be responsible for the transfer fee.

“The broker told me that this customer just came to see the house and immediately closed the deal because the price was too cheap even though they knew the house was subject to planning. In the contract with the homeowner, the customer added a condition that they would have 5 days to check the planning, if it was not as the homeowner said, they had the right to not take it and the homeowner had to pay 100% of the deposit. The broker told me that when the customer added that condition, the broker was also surprised because he did not think of this to advise me before. This proves that this customer has a lot of experience in buying and selling real estate, maybe they are investors and not buying to live in,” Mr. H recounted.

According to Mr. H, it is true that buyers like him, when hearing the information that the house is affected by planning, will hesitate and need to check the planning before deciding to negotiate the price and deposit with the homeowner. As for the other customer, it is true that they must have bought and sold real estate quite a lot to be so knowledgeable.

Although he regrets not being able to buy the house, Mr. H is also quite optimistic, saying that it is a lesson for him. If he finds a house that he likes and has a reasonable price in the future, he will be more decisive because with the current shortage of housing supply in Hanoi, any "beauty queen" house will quickly be taken by another customer.
