To serve the project, Hai Phong City plans to reclaim about 107 hectares of land in Hoa Nghia Ward, Duong Kinh District and 122 hectares of land in Dai Dong and Dong Phuong Communes (both in Kien Thuy District). The reclaimed land is located adjacent to Highway 5B connecting Hanoi - Hai Phong - Quang Ninh. Immediately after Hai Phong City authorities issued a document approving the investor, the authorities of the three above localities immediately prepared for site clearance.
On the afternoon of July 13, speaking with Nguoi Dua Tin , Mr. Ong Pham Viet Truong, Party Secretary, Chairman of the People's Committee of Dai Dong Commune, Kien Thuy District, Hai Phong City, said: "The land area expected to be recovered to serve the project of building a new urban area of Vinhomes in the locality is about 40 hectares in Phong Quang village.
In recent days, the local government has organized a review and statistics of households with residential land and constructions on recovered land. As a result, the whole commune has 18 households with residential land and 2 households with constructions on recovered land. The People's Committee of Dai Dong commune has made an initial list to report to the People's Committee of Kien Thuy district.
Perspective of the new urban area project in Duong Kinh district and Kien Thuy district, Hai Phong City government has just approved Vinhomes as the investor.
Together with Dai Dong commune, the authorities of Dong Phuong commune, Kien Thuy district and Hoa Nghia ward, Duong Kinh district are preparing to review and make initial statistics to report to higher authorities. On that basis, the People's Committee of Kien Thuy district and the People's Committee of Duong Kinh district plan to assign tasks, arrange human resources to focus on site clearance as well as promptly remove difficulties and obstacles after receiving direction from the Hai Phong City government.
Information about the Hai Phong City government approving Vinhomes to be the investor of the project to build a new 240-hectare urban area also "warmed up" the local real estate market, which had been "frozen" for many months.
Mr. NVQ, who is currently working as a real estate broker in Duong Kinh District, Hai Phong City, said that since the Lunar New Year, due to the lack of transactions, he has been forced to switch to another job. Since the news that the Hai Phong City government has approved the Vinhomes new urban area project, many investors he knows have called to ask about buying land near the project. Therefore, Mr. Q. quit his new job to return to the real estate brokerage profession.
“I plan to help an investor complete a real estate transaction in the area near the project this week. Both the seller and the investor are very happy and satisfied. I believe that the project will not only help the real estate brokerage profession “revive”, but also help the locality develop,” Mr. Q. confided.
Vinhomes' new urban area project in Duong Kinh and Kien Thuy districts, Hai Phong city has a total investment capital of more than 23.2 trillion VND. Of which, the construction cost is about 21.6 trillion VND, the cost for compensation and site clearance is 1.6 trillion VND.
The project includes a high-rise apartment complex (expected to be 13.9 hectares), 5,000 townhouses (36.6 hectares), and 1,300 villas (18.8 hectares). The project's operating period is 50 years from the date Vinhomes is assigned and leased land by the city.
