Accordingly, the People's Committee of Phu Yen province has just issued a decision approving the detailed planning adjustment project of Doc Lap route, Tuy Hoa city, scale 1/2,000.
The planning objective is to specify the project to adjust the general planning of Tuy Hoa City and surrounding areas until 2040; to serve as a basis for determining urban construction investment projects and making detailed plans, in order to manage uniformly between planning levels...
According to the Project, the planning boundary scope is in the coastal area along Doc Lap Street, in Ward 6, Ward 7, Binh Kien Commune and An Phu Commune, Tuy Hoa City, with a planning area of about 492 hectares.
Creating more public spaces along Tuy Hoa coast
Regarding landscape organization, the space will form vibrant commercial and service axes along main roads (Doc Lap, Le Duan, Nguyen Huu Tho, etc.), creating public spaces serving large-scale cultural, sports, and sea tourism activities.
Based on the orientation of the master plan adjustment project of Tuy Hoa city and surrounding areas until 2040, the urban spatial relationships, the functional nature of each area, the planning area is divided into 3 segments, to facilitate spatial orientation and establish coastal activities.
Phase 1: From the South of the Nordic International Tourist Village project to the North of the residential area, it will be renovated and developed into a tourist destination, experiencing local culture, and expanding Doc Lap Street to Bai Xep.
Phase 2: From the South of the Nordic International Tourist Village project to the North of Tran Phu Street, developing a high-class hotel and resort area.
Segment 3: From the south of Tran Phu Street to the north of Tran Hung Dao Street, adjust administrative land into commercial, service, and tourism areas to maximize the use of coastal space.
The junctions of the main urban roads towards the sea will have prominent structures to highlight the area. Reasonable parking arrangements will be arranged along the route, with underground parking in squares and green parks.
Public, commercial and service works in the planning area are allowed to build a maximum of 3 basements and 1 semi-basement.
Nguyen Huu Tho Street (from Le Duan Street to Doc Lap Street) is planned to be expanded to 60m; high-rise buildings will be organized as a highlight for the urban area, with Nghinh Phong Tower being the highlight when viewed from afar and when approaching the sea.

Commercial and service buildings not exceeding 40 floors
Regarding urban design, residential areas are limited to 7 floors, while existing residential areas in the North of the planning area are limited to 5 floors; public, commercial and service buildings are not more than 40 floors; concentrated green parks have a minimum setback of 4-6 m, and some areas with specific boundaries allow for smaller setbacks.
For priority investment projects and works: Regarding technical infrastructure, investing in infrastructure of main roads (coastal roads, extended Doc Lap road, cross-roads...) to form the main traffic framework and facilitate traffic connections in the area; investing in wastewater collection systems, upgrading water supply and fire prevention and fighting systems; upgrading rainwater drainage systems...
Regarding social infrastructure, priority is given to building coastal parks, public service works, flower and tree gardens, and sports facilities.
