Developing eco-industrial parks in Vietnam is still a long-term story.

DNVN - Savills experts said that currently, 4 out of a total of more than 400 industrial parks in Vietnam are eco-industrial parks. The development of eco-industrial parks is currently in its early stages and is a long-term story.

Mr. Thomas Rooney - Senior Manager, Industrial Real Estate Department, Savills Hanoi said that green industry is becoming a global trend. In Vietnam, the eco-industrial park model was formed in 2014 with the support of international organizations.

In the 2015-2019 period, the Ministry of Planning and Investment coordinated with the United Nations Industrial Development Organization (UNIDO) to convert four pilot industrial parks into eco-industrial parks. From 2020 to 2024, this model will be replicated in Hai Phong, Dong Nai and Ho Chi Minh City, contributing to GDP growth of 0.8%-7% and reducing emissions of 8%-70%.

According to data from the Ministry of Planning and Investment, by 2030, about 40-50% of provinces and cities nationwide will have plans to convert existing industrial parks into eco-industrial parks. 8-10% of provinces and cities will have plans to build new eco-industrial parks.

Leading this trend in Vietnam are Vietnam Singapore Industrial Park (VSIP) and DEEP C Industrial Park. These units are using rooftop solar power systems to provide electricity for part of the industrial park.

Based on primary data from working with customers, Mr. Thomas shared: “About 80-85% of foreign-invested enterprises have high requirements for ESG (environmental, social and governance) standards when choosing a factory rental location, prioritizing sustainability factors.

To compete effectively with neighboring markets such as Thailand, the Philippines and Indonesia, which have successfully developed many eco-industrial park projects, we need to meet this demand. This will help increase the attractiveness to foreign investors and enhance Vietnam's position in the global market."

According to Savills experts, currently, 4 out of a total of more than 400 industrial parks in Vietnam are eco-industrial parks. The number is still limited, but the demand for this type of real estate is growing, showing that the development of eco-industrial parks is currently in its early stages and is a long-term story.

Most existing industrial park projects are developed according to the traditional model, without applying many sustainable design solutions. Converting a conventional industrial park into an environmentally friendly industrial park is not simple because of the high cost and requires careful consideration by the Government regarding the legal framework.

Developing an eco-industrial park means engaging in cleaner production practices, minimizing negative impacts on the environment with the goal of reducing carbon emissions to zero.

“The cost of building eco-industrial parks is usually about 30% higher than that of traditional industrial parks. Therefore, there should be more preferential policies along with credit support for investors to help reduce the initial cost burden,” Mr. Thomas recommended.
