Many real estate projects in Bien Hoa city are in the midst of a marketing campaign to find customers after a long period of inactivity. From commercial housing, land plots, to social housing, all are actively promoting to attract buyers and investors.

This is a positive signal for the real estate market in the city of the most populous province in the country.

Positive signals from the market

Recently, some real estate projects in Bien Hoa city have been actively promoting their products. Some projects include: WaterFront City and Aqua City in Long Hung commune, Fresia Riverside in Tan Van ward, Eco Residence in Long Binh Tan ward, etc.

According to the investor of the Eco Residence Project in Long Binh Tan Ward, the company has recently communicated the project to customers and investors through various channels. This project has a scale of more than 1,000 apartments, with diverse areas ranging from about 44-65m² and targets groups such as workers, teachers, civil servants, and employees with low to medium incomes. It is expected to receive home purchase applications in May. This is the first low-income housing project in the province built according to the EDGE (Excellence in Design for Greater Efficiencies) green standard - an international certification for projects that effectively use resources and energy accumulated in construction materials.

According to the province's housing development plan for the 2021-2025 period, Bien Hoa city has 49 commercial real estate projects with a total area of ​​over 2.7 thousand hectares; 18 resettlement areas with an area of ​​42 hectares. In addition, there are 33 real estate projects with an area of ​​nearly 1.4 thousand hectares as proposed by investors or localities.

Another project that is also being heavily promoted is Fresia Riverside in Tan Van ward. This project was approved by the Provincial People's Committee to adjust the investment policy in 2021 and was granted a construction permit by the Department of Construction in 2024. This is the largest high-rise apartment project ever in Bien Hoa city with 30 floors, nearly 1,200 apartments with areas from 30-116m². According to the investor's introduction, the construction density of the project is only about 32%, the rest is green space and other infrastructure. At the groundbreaking ceremony at the end of December 2024, the investor committed to focusing resources to complete the project on schedule, ensuring quality to create a long-term residence for customers.

According to the Dong Nai Real Estate Brokerage Association, recently, the number of people interested in the real estate market in the Bien Hoa area has increased compared to the end of 2024. The reason may be that the market has gradually "warmed up" after a long period of stagnation. The real demand for housing in the city directly under the province with the largest population in the country is always high. In addition, information about the province's merger and Dong Nai being chosen as the political and administrative center of the province after the merger has also attracted the attention of investors and those who may have to relocate their workplace.

Need to pay attention to project legality

Mr. Nguyen Van Cuong, Head of the Executive Board of the Vietnam Real Estate Brokers Association in Dong Nai, said that if at the end of 2024, the market was still in a wait-and-see attitude, then the beginning of the second quarter of this year was completely different. People are more interested in housing and land. This change comes from many positive factors such as good growth in the first quarter of the macro economy , the progress of key infrastructure projects such as Long Thanh Airport, Bien Hoa - Vung Tau Expressway, Ho Chi Minh City Ring Road 3... are being accelerated. And especially, the circulars, decrees, decisions, and regulations to implement 3 new draft laws that have come into effect (Land, Housing, Real Estate Business) have been issued almost completely, which is the basis for removing bottlenecks for many projects.

According to Mr. Cuong, in the past 2 months, the level of interest and the number of real estate transactions have increased significantly, especially in the apartment segment that meets real housing needs and land. Specifically, available apartments with clear legal status and good locations have increased in price by about 10%. Regarding land, residential lots with full legal status, priced from 1.6-3 billion VND, and good locations have also recorded a similar increase.

Vice Chairman of the Provincial People's Committee Ho Van Ha, when working with departments, branches and localities on the implementation of real estate projects in the province, emphasized that in the coming time, the demand for housing, offices and premises in Bien Hoa city will increase to serve the new administrative apparatus and residents. Therefore, the locality urged investors to speed up the implementation progress of projects that have started construction; pay attention to solving procedures to start projects that have policies and investors according to the province's Housing Development Plan for the period 2021-2025.

The provincial People's Committee also requested Bien Hoa city and localities with high housing demand to continue reviewing and planning land for social housing, resettlement housing, and apartment buildings to meet people's needs, contributing to reducing housing pressure for the province. In particular, Bien Hoa city is interested in exploiting land funds for housing when implementing riverside infrastructure projects to promote land use efficiency, combined with urban architectural landscape improvement.

Despite the positive signals, authorities still recommend that investors and people be cautious when buying houses and land. Select projects with clear legal status and announced conditions for selling products to avoid risks leading to complaints.
