Smart townhouse worth 15 billion VND: Fully automatic, virtual fence highlight (Video: Doan Thuy - Hai Yen).

The 7-storey townhouse with a floor area of 100m2 located in Gia Lam (Hanoi) was completed after 6 months of construction, from mid-2024 to early 2025. With a total investment of up to 15 billion VND, of which 1 billion VND is reserved for smart home solutions.

All smart home devices are connected to a central control system, integrated via phone applications and touch control screens in key areas.


This system allows management of lighting, air conditioning, curtains, sound, electronic devices and setting up scenes suitable for each usage situation such as: "welcoming guests", "resting" or "working".


The living room uses a mezzanine design with a glass facade to take advantage of natural light. The two-layer blinds controlled by electric motors help adjust the light according to the time of day, contributing to energy savings.
The lighting system uses 60-degree downlights, combined with crystal chandeliers and LED profile strips to create indirect light, avoiding glare and increasing visual efficiency.
In addition, the living room has two layers of air filtration: One integrated in the central air conditioning system and one independent filter, which helps reduce allergens and improve respiratory health, especially suitable for households living in big cities with poor air quality.


The kitchen and dining room are designed with a specialized kitchen island for cooking and mixing.
There are two hidden pop-up sockets at both ends that pop up when pressed, supporting wireless charging.

The hood is hidden on the kitchen island. Every time the homeowner cooks, just a light touch and the device will automatically lift up to perform its function.


Kitchen cabinets use an electric opening mechanism, eliminating traditional handles, allowing quick and easy operation, especially convenient when hands are busy.

The lighting system in the hallway and stairwell areas is connected to motion sensors. The lights will automatically turn on when someone moves, helping to save energy and support safety at night or in low light conditions.

Depending on the purpose of use, it is possible to configure additional functions to turn on/off the light or activate the working mode via the central control system.


Green space is arranged on the rooftop and each floor has a skylight combined with planting trees. The automatic irrigation system operates according to the schedule set on the application, ensuring appropriate humidity without manual intervention.
The master bedroom is equipped with a biometric lock, opened by face or hand vein, enhancing the level of security.
Inside is a device control system using the central screen and voice via Siri.

"Go in master" mode allows the lighting system to activate each zone in turn, avoiding sudden glare.


This area includes a display area for accessories, watches, a dressing area and a makeup table. The lighting is specially designed to best support and serve the homeowner's needs.
The bathroom is designed to 5-star standards with two sinks, integrated mirror, shower, bathtub and automatic toilet.

Two multi-function heaters perform heating, dehumidifying and lighting functions. This system not only enhances the user experience but also adapts to the typical weather conditions in Northern Vietnam.
There is also a towel warmer, which helps keep towels dry at a fixed temperature, without causing mold or unpleasant odors, protecting the health of family members.
The entire house is equipped with monitoring and warning systems.
Areas with a risk of fire such as the kitchen and the altar room are equipped with smoke sensors. The entrance door is equipped with an AI camera that detects strange movements.

The rolling door system can be controlled remotely by phone, along with that, the smart doorbell helps the homeowner observe and talk to guests remotely.
In particular, the main gate is equipped with a virtual fence system to ensure security. Accordingly, the sensor system will detect objects crossing the gate above and send a warning to the central system as well as the homeowner's phone.

By integrating this virtual fence, homeowners do not have to use traditional anti-theft methods such as barbed wire or iron spikes that are unsightly.
