VietinBank Nam Thang Long has just announced the auction of property rights arising from the apartment sale and purchase contract between Vietnam Investment and Investment Consulting Joint Stock Company and Truong Minh Company Limited.

The property is a duplex apartment M3-SK04 Vinhomes Metropolis, located on the 44th and 45th floors of the M3 Vinhomes Metropolis building, located at 29 Lieu Giai, Ngoc Khanh ward, Ba Dinh district, Hanoi.

This is one of 16 penthouses & sky villas in Vinhomes Metropolis project. These apartments are located on top of 3 towers M1, M2 and M3.

The usable area of ​​the apartment according to the apartment sale and purchase contract is 456.7m2, of which the area of ​​the apartment on the 44th floor is 271.60m2, the area of ​​the apartment on the 45th floor is 185.10m2.

The duplex apartment in this luxury apartment building is likened to a “villa in the sky”. According to the property description, the apartment is located in a corner position, facing North East, designed in a luxurious neoclassical architectural style.

The starting price for this property is more than 54 billion VND, excluding VAT (if any) and taxes, fees, and registration fees to carry out procedures for registering the transfer of ownership and usage rights of the property.

Notably, in the first auction announcement in February 2023, VietinBank Nam Thang Long set the starting price for this asset at VND 59,353 billion.

Thus, the starting price has decreased by 5.22 billion VND after nearly a year since the first sale.

VietinBank Nam Thang Long noted that during the process of resolving the execution of the judgment, the M3-SK04 Vinhomes Metropolis apartment building was granted a certificate of land use rights, house ownership rights and other assets attached to the land by the Hanoi Department of Natural Resources and Environment to Truong Minh Company Limited.

However, Truong Minh Company Limited has not paid the remaining 5% of the final installment, the accrued interest and other fees according to the document of Vietnam Investment and Investment Consulting Joint Stock Company, and has not fulfilled its financial obligations to issue a land use right certificate according to the tax notice of the state agency.

Therefore, the Department of Natural Resources and Environment of Hanoi City still retains the above land use right certificate.

The amount that Truong Minh Company Limited still owes arising from the auctioned assets according to the document of Vietnam Investment and Investment Consulting Joint Stock Company and the tax authority will be deducted from the auction proceeds (the specific amount will be calculated up to the time of successful auction provided by the coordinating agencies).

Previously, in the announcement of VietinBank Nam Thang Long Branch in the first auction in February 2023, the amount to be paid provisionally by December 19, 2022 is 3,483 billion VND. The buyer of the auctioned property is responsible for paying all the above expenses and contacting the competent units and agencies to carry out the procedures for granting the certificate.

According to research, when the investor opened for sale in 2017, the price of each apartment in the project ranged from 20-60 billion VND. In particular, some sky villa apartments such as the bank is selling also have private swimming pools, designed in the style of "resort".
