TPO - The Hanoi People's Committee has issued decisions to locally adjust the planning of land plots in Thuong Tin, Me Linh and Ung Hoa districts. In particular, the adjustment of land plots in Thuong Tin and Ung Hoa districts is to build headquarters of state agencies.
The Hanoi People's Committee has just issued a Decision approving the Local Adjustment of the Detailed Planning of Thuong Tin Town Center, scale 1/500 at the planning block coded CQ.03 to build the headquarters of the Civil Judgment Enforcement Office of Thuong Tin District. The above land block belongs to the administrative boundaries of Van Binh and Van Phu communes (Thuong Tin district).
According to the Detailed Planning of Thuong Tin Town Center, scale 1/500 approved by the City People's Committee in Decision No. 5518/QD-UBND dated October 15, 2018, the headquarters of the Thuong Tin District THADS Sub-Department is located in the planning block coded CQ.03 with the following criteria: construction density 40%; 5 floors high, land use coefficient about 2 times.
Now keep the boundary, area and land use function according to the approved detailed planning at scale 1/500.
Adjust to reduce the indicators in the planning block, specifically: construction density of about 32.7%; building height of 1-3 floors; land use coefficient of about 0.45 times.

* The Hanoi People's Committee also issued a Decision approving the Local Adjustment of the General Planning of Van Dinh Town, Ung Hoa District to 2030, at a scale of 1/5,000 to serve the construction of the headquarters of the Ung Hoa District Military Command. Accordingly, the adjusted land plot has an area of about 2 hectares.
According to the approved 1/5000 scale Master Plan of Van Dinh town, the land subject to local planning adjustment has the function of agricultural land, now adjusted to national defense land.
* The Hanoi People's Committee also issued a Decision approving the adjustment of the N1 Urban Zoning Plan, scale 1/2000, at planning block I.7.3 in Tien Phong commune, Me Linh district.
Accordingly, the area of planning block I.7.3 has an area of nearly 47.61 hectares with a population of about 6,800 people.
The adjustment content focuses on 4 areas, related to 11 functional land plots with the following main contents:
Move and concentrate land plots with public functions (symbol CC2), junior high school (symbol TH2), kindergarten (symbol NT2) to the location of the new housing group functional land plot (symbol NO1) to combine with the primary school functional land plot (symbol TH1) to form a cluster of inter-level, public schools.
At the old location of the land plots marked CC2, TH2 are converted into new residential land (merged into land plot marked NO9). Adjust to increase the architectural planning index of land for primary and secondary schools.
Move the mixed-use land plot (symbol HH) to the position of the land plot with symbol NT2 and part of the new housing group land plot (symbol NO10); reduce the mixed-use land area from 1.29ha to 0.75ha to increase the new housing land area expected to be used for social housing. The position of the old mixed-use land plot combined with part of the residential green land plot (symbol CXKV6, area of about 0.11ha) is adjusted to the new housing group land plot (symbol NO1). The mixed-use land architectural planning index is adjusted from 15 floors to a maximum of 21 floors, consistent and consistent with the maximum height for the new housing group land plot.
Adjust part of the new housing group land (symbol NO9, NO10) adjacent to the 48m road axis into green land (symbol CX5, CX6) with a total area of about 0.51 ha.
According to the Hanoi People's Committee, the adjustment aims to concretize the Master Plan for Hanoi Capital Construction to 2030 and Vision to 2050 approved by the Prime Minister in Decision No. 1259/QD-TTg dated July 26, 2011. At the same time, it aims to resolve difficulties and shortcomings in the implementation of projects previously approved by competent authorities, and consider the inheritance of the project's legal process in the area after expanding the administrative boundaries of Hanoi Capital.
