Hanoi partially adjusts detailed planning in Gia Lam district

Hanoi City People's Committee has just approved local adjustments to the detailed planning of both sides of Doc Hoi - Vietnam Agricultural Academy route.

Hanoi City People's Committee has just approved local adjustments to the detailed planning of both sides of Doc Hoi - Vietnam Agricultural Academy route.

Specifically, in Decision No. 6591/QD-UBND, Hanoi City People's Committee approved the local adjustment of the Detailed Planning on both sides of Doc Hoi - Vietnam Agricultural Academy road at a scale of 1/500, at the land plot marked CCKO1.2, Co Bi commune, Gia Lam district (headquarters of the Civil Judgment Enforcement Office of Gia Lam district).

The area of the detailed planning adjustment study is 2,199 m2, with the following boundary locations: Northeast adjacent to the planned road; Southeast adjacent to the planned land plot of Gia Lam District People's Court headquarters; Southwest adjacent to the planned land plot of Gia Lam District People's Procuracy headquarters; Northwest adjacent to the existing Trung Thanh road.

The adjustment aims to concretize the Master Plan for Capital Construction to 2030, with a vision to 2050, as well as to be consistent with the N11 urban subdivision plan (scale 1/5,000) and the investment project approved by the Ministry of Justice.

According to the local adjustment project of the Detailed Planning on both sides of Doc Hoi Street - Vietnam Academy of Agriculture at a scale of 1/500, at the land plot marked CCKO1 (including 3 land plots: CCKO1.1, CCKO1.2 and CCKO1.3) approved by the City People's Committee in Decision No. 2099/QD-UBND dated May 11, 2021, in which: Land plot marked CCKO1.2 is determined to be used as public land in the residential area (headquarters of the Civil Judgment Enforcement Office of Gia Lam district) with an area of 2,199 m2, with planning indicators of construction density of 28%, land use coefficient of 0.89 times, building height from 1 to 6 floors.

Now, maintain the boundary scope, area and usage function of land plot CCKO1.2 according to the approved detailed planning; adjust the organization of landscape architecture space and architectural planning indicators at the land plot according to the following content: Land plot area 2,199 m2, with planning indicators: Construction density 29.3%; land use coefficient 0.46 times; building height 1 - 3 floors.

According to the content of the decision, the Hanoi City Civil Judgment Enforcement Department and the consulting unit that prepared the local adjustment of the planning are responsible for the legal organization, data, accuracy, consistency, and synchronization with the system of drawings and explanations. The Department of Planning and Architecture checks and confirms the locally adjusted drawings of the Detailed Planning on both sides of the Doc Hoi - Vietnam Agricultural Academy route at a scale of 1/500, at the land plot marked CCKO1.2 (headquarters of the Gia Lam District Civil Judgment Enforcement Department) in accordance with this decision.

Gia Lam District People's Committee presides over and coordinates with the Hanoi City Civil Judgment Enforcement Agency and the Department of Planning and Architecture to publicly announce the local adjustment of the approved detailed planning so that relevant organizations, agencies and people can know and implement.

Gia Lam District People's Committee, Co Bi Commune People's Committee and the Department of Construction Inspectorate are responsible for inspecting and supervising construction according to approved planning, handling cases of construction in violation of planning according to their authority and regulations of law.
