Land prices in Dong Anh district rise to 350 million VND/m2, equal to inner-city villas

Real estate prices in Dong Anh district are equal to those of villas and townhouses in the inner city.

Although not yet a district, in Dong Anh district (Hanoi), many houses and plots of land have been advertised for sale at prices of over 300 million VND/m2. According to a survey by Dan Tri reporters, in the areas of Uy No, Dong Hoi, Vinh Ngoc and Tien Duong, plots of land located on business streets are being advertised for sale at prices of 180-210 million VND/m2.

In this district, there are even houses being advertised for sale at prices of 300-350 million VND/m2. For example, a 7-storey house with a floor area of ​​70m2 in Co Duong urban area (Tien Duong commune) is being advertised for sale at 25 billion VND, equivalent to 357 million VND/m2, buyers can negotiate further.

Or a 2-storey house on Cao Lo Street (Uy No, Dong Anh) with an area of ​​92 square meters is being offered for 28.3 billion VND, equivalent to 307 million VND/square meter.

In Hai Boi and Xuan Canh communes (Dong Anh), the price of land in the alley where cars can pass ranges from 55-65 million VND/m2. Meanwhile, plots located on the business street are currently being sold for 90-120 million VND/m2.

A 90m2 plot of land in Ngoc Chi (Vinh Ngoc, Dong Anh) is being offered for sale at 9.18 billion VND, equivalent to 102 million VND/m2. Particularly in Hai Boi and Vinh Ngoc communes, plots of land adjacent to large projects are being offered for sale at prices of up to 150-180 million VND/m2. In particular, plots of land with good locations or corner plots are being offered for more than 200 million VND/m2.

Located opposite the above urban area project, a plot of land with an area of ​​nearly 80 square meters is being offered for sale at a price of more than 16.5 billion VND, equivalent to 206 million VND/square meter.

Recently released data from a market research unit shows that in the first half of this year, Hanoi recorded a 118% increase in searches for land for sale compared to the same period last year. At the beginning of the year, the capital's market experienced a local fever for land plots and residential land in outlying districts and suburbs with a surge in search demand.

In the second quarter, this unit said that land plots still recorded positive developments with the level of interest increasing by 33% compared to the first quarter of 2021 - the time when the market experienced a land fever. In particular, land plots in Dong Anh recorded the strongest growth in selling prices and interest levels among the districts on the outskirts of Hanoi. Compared to the previous quarter, land plot prices in Dong Anh increased by 24%, and interest levels increased by 104%.

In fact, with the current price of real estate in Dong Anh reaching 300-350 million VND/m2, it is equal to or higher than many villas and townhouses in the inner city such as the Diplomatic Corps area (Bac Tu Liem, Hanoi), The Manor Central Park (Hoang Mai, Hanoi), Louis City (Hoang Mai, Hanoi)...

Some people stop selling for fear of losing money.

Mr. Tran Tuan - a real estate broker in Dong Anh - said that land prices in Dong Anh are bustling, since the beginning of the year prices have increased by about 30%, areas near large projects under construction may have increased by 50%.

According to him, recently many investors have come to Dong Anh to inquire about buying land with the expectation of increasing prices following the wave of large projects and the upcoming upgrade to a district of Hanoi. Some homeowners, fearing that they will sell at a loss and thinking that prices will continue to increase, have temporarily stopped selling to wait for the next developments.

Mr. Cuong - a resident of Ngoc Chi village (Vinh Ngoc commune, Dong Anh) - added that recently, many people from the center of Hanoi have come to Dong Anh district to buy land. Currently in Vinh Ngoc, there are places where real estate is being sold for up to 300 million VND/m2.

"I don't know if the asking price is that high, but few people sell in this area. I have relatives who bought a plot of land on the street for business in Vinh Ngoc about 10 years ago for nearly 70 million VND/m2. Earlier this year, some people offered to buy it for 250 million VND/m2," he said.

Dr. Nguyen Van Dinh - Chairman of the Vietnam Association of Realtors (VARS) - said that the Dong Anh real estate market has experienced many "fevers" in recent years, leading to very high anchor prices. However, the current prices do not reflect the true value of real estate products here.

From an investment perspective, he said, with the current selling price, if investors "put money" to buy, they will certainly face risks because the current market has not really recovered. "The Dong Anh market has a story about upgrading to a district and many large projects are being implemented, but this has been reflected in the previous price. Currently, if investors buy, they may have to wait a long time to make a profit," Mr. Dinh said.

Accordingly, if investors invest, they need to determine that this is a long-term investment and should not use financial leverage. Because the price is high, it will take more time to continue to increase.
