On February 18, No Va Real Estate Investment Joint Stock Company (Novaland) announced that it had sent an official notice to customers who own real estate products at The Sun Avenue project (Thu Duc City) about updating information to carry out procedures for granting pink books in 2025.
It is expected that in the first quarter of 2025, the first batch of pink books will be handed over to project residents. This is a positive result after efforts to remove legal obstacles at Novaland's key projects.
The Sun Avenue project was completed and handed over to residents in the third quarter of 2018. The project consists of 8 towers, 28 - 33 floors high with 2,894 real estate products, including 1,887 apartments, 883 office lots and 124 shophouse lots.

In addition to The Sun Avenue, thousands of real estate products in Novaland's central Ho Chi Minh City projects are also speeding up procedures for granting pink books and handing them over to residents.
Specifically, at the Kingston Residences project (Phu Nhuan district), residents have also received a notice to register information to complete procedures for issuing pink books for about 406 apartments.
As for the Sunrise Riverside project (South Saigon), as of February 2025, nearly 700 units have been granted pink books and hundreds of pink books are being handed over to project residents. The Victoria Village project (Thu Duc City) has been granted pink books for 72/92 low-rise products and is continuing to hand over pink books to residents.
Novaland is also speeding up procedures to grant certificates for about 624 commercial and office-tel lots for the Lucky Palace (District 6), Sunrise City North (District 7), and Orchard Garden (Phu Nhuan District) projects this year.
In a recent report sent to the Ho Chi Minh City People's Committee, the City Department of Natural Resources and Environment said that after 3 months of establishment, the Working Group to resolve issues related to the issuance of Certificates of land use rights and ownership of assets attached to land for organizations and individuals in commercial housing development projects in the City (referred to as Working Group 5013) has clearly identified the causes and problems leading to the failure to complete the issuance of pink books, grouping and classifying for resolution.
Accordingly, the Working Group has divided the projects into 2 groups, including: a group of 81,085 apartments in 335 projects that have been assessed as eligible for granting pink books but have not completed the granting due to encountering 6 groups of problems; a group of projects that have been granted investment and construction licenses and are in the process of resolving procedures for granting pink books.
For the first group of projects, the Working Group has removed obstacles and granted pink books to more than 43,121 cases.
For the second group, the Working Group held 12 meetings to remove obstacles for 66 projects.
The results have removed obstacles to carry out procedures for granting pink books to home buyers at 41/66 projects with the number of real estate products removed being 27,575 apartments/houses/land plots/officetels; 655 parking spaces; 1 property attached to land; 15 floors for construction of commercial service works.
