Vinh Hy Luxury Resort project has a construction density of 4.59%

NCNP is located on the border between Ninh Thuan and Khanh Hoa provinces, in the Cam Ranh Bay tourism space with many development advantages. Decision No. 134/2003/QD-TTG of the Prime Minister approving the conversion of Nui Chua Nature Reserve into NCNP in the system of special-use forests of Vietnam was issued, opening up tourism investment opportunities with great potential and advantages for the region.

The "Vinh Hy Luxury Resort" project has an area of 51.75 hectares that remains intact and does not affect the forest environment. The planned area for the resort and forest environment lease is 12.9 hectares (of which 7.12 hectares are planned for ecological resort villas, 1 or 2 floors high, <12 m high; the remaining 4.78 hectares are land for technical infrastructure and water surface works). However, according to the 1/500 planning drawing, the actual total construction area is only 2.9 hectares, the construction density within the entire project is 4.59%. The ratio of land area converted to other uses over the total project area is 19.9%, below the prescribed 20%.

The project has been approved by the Ninh Thuan Provincial People's Committee for investment location in Document No. 1166/UBND-TH dated March 23, 2015, approved for investment policy in Decision No. 419/QD-UBND dated October 22, 2015 and approved for local adjustment of the Detailed Construction Planning (scale 1/500) in Decision No. 18/QD-UBND dated January 8, 2022.

Currently, the project development stages are being carried out in compliance with relevant regulations. Accordingly, the project is in the first step of public consultation. The investor - Syrena Vietnam Investment and Development Joint Stock Company - is also preparing to conduct public consultation with the People's Committee/Vietnam Fatherland Front Committee and meet with the community of Vinh Hai commune, the Department of Agriculture and Rural Development of Ninh Thuan province, and the Management Board of Nui Chua National Park. After the consultation, the investor will receive written responses and edit and supplement the report before submitting the appraisal dossier of the Environmental Impact Assessment (EIA) report to the Ministry of Natural Resources and Environment. The comments of individuals, organizations, Vinh Hai commune, the Department of Agriculture, and the National Park are all the basis for the project owner to effectively carry out environmental protection work for the project. During the process of appraising the EIA dossier, the Ministry of Natural Resources and Environment will also establish an appraisal council with specialized experts and functional agencies of Ninh Thuan province to inspect the current status of the project and appraise the EIA for the project.

At the same time, along with tourism promotion, the project will actively contribute to making Ninh Thuan an attractive destination in the South Central sub-region, the Central Coast region and the whole country, as well as to international friends.
