Adjustment of Gio Hai Tourist Service Area project of T&T Group

Quang Tri Provincial People's Committee has just issued a decision approving the adjustment of investment policy and approving the investor of Gio Hai Service - Tourism Area project of T&T Land Gio Hai Company Limited.

Accordingly, the first adjustment is to change the legal representative of the investor.

The second adjustment is the adjustment of the project objectives. The project aims to invest in the construction of a high-end service - tourism - resort area, with accompanying ancillary services including: Construction of a commercial service area; 4-5 star hotels and ancillary items; a resort villa area combined with commercial facilities for business purposes in compliance with legal regulations; restaurant business, beach clubs, entertainment services, swimming pools; health care, conference centers and related services in accordance with legal regulations and a synchronous technical infrastructure system.

The third adjustment, regarding the scale of the project, the project has a designed capacity of a 15-storey tourist hotel, with a scale of 400-500 rooms of 4-5 star standards. The commercial service area includes commercial service buildings, with a scale of 2-3 floors. The conference center area organizes seminars and events, with a scale of 2-6 floors. The restaurant area provides restaurant services, food and beverage, with a scale of 3-5 floors.

The health care center area provides health care, beauty, and fitness services with 2-3 floors. The square and green trees, water surface, and swimming pool area includes the square land with a memorial area, landscaped green areas, outdoor swimming pools, and auxiliary service facilities. The technical infrastructure area includes a parking lot, a wastewater treatment plant, and a transformer station.

The project's products and services include short-term accommodation services; restaurants and catering services; conference centers; health care; and commercial services.

The fourth adjustment is the land area used by the project, the project has a scale of 13.45 hectares in Gio Hai 1 General Service - Tourism Area, belonging to the Service - Tourism Area along the coastal route Cua Tung - Cua Viet.

The fifth adjustment content, the total investment capital of the project after adjustment is 3,690.952 billion VND. Of which, the contributed capital to implement the project is 738.91 billion VND; credit loan capital is 2,952.761 billion VND.

The sixth adjustment is the project implementation progress. In which, the basic construction progress of technical infrastructure is from the fourth quarter of 2020 to the fourth quarter of 2024. Construction of low-rise commercial service works and resort villas is from the second quarter of 2023 to the second quarter of 2025; other low-rise works include: Commercial services, memorial works, healthcare works, culinary works, conference center works, G1 Gate works from the second quarter of 2024 to the second quarter of 2026. Construction of hotel works is from the fourth quarter of 2024 to the fourth quarter of 2026.

Complete technical infrastructure items in the fourth quarter of 2024. Complete low-rise commercial service projects and resort villa projects in the second quarter of 2025; complete other low-rise projects in the second quarter of 2026. Complete hotel projects in the fourth quarter of 2026.

Complete and put the entire project into operation in the fourth quarter of 2026.

In this decision, the People's Committee of Quang Tri province requested T&T Land Company Limited to properly implement the commitments in the documents dated May 31, 2024 of T&T Land Gio Hai Company Limited explaining the opinions of the departments on the project, and the document dated June 11, 2024 of T&T Group Joint Stock Company on the parent company's commitment to provide financial support to implement the Gio Hai Service - Tourism Area project.

At the same time, investors must comply with current legal regulations on investment, construction, land, environmental protection, labor, science and technology and other relevant legal regulations... Deposit to ensure project implementation, and must not invest in building houses for sale, lease-purchase, or rent.

It is known that the Gio Hai Service - Tourism Area project was granted the first Investment Policy Decision by the People's Committee of Quang Tri province in Decision No. 1173/QD-UBND dated May 8, 2020 with a total investment of more than 1,650 billion VND; the first investment policy adjustment in Decision No. 2898/QD-UBND dated October 7, 2020 (expanding the project to more than 21 hectares, increasing the total investment capital of the project to more than 4,470 billion VND); the second investment policy adjustment in Decision No. 2238/QD-UBND dated August 24, 2021.

Previously, on December 8, 2023, the Quang Tri Provincial Economic Zone Management Board held a working session with T&T Land Gio Hai Company Limited and related departments, branches and localities to review and review the implementation of phase 2 of the Gio Hai Tourism - Service Area project.

At this meeting, based on the opinions of local people whose land is located within the 8.476 ha phase 2 of the Gio Hai Service - Tourism Area project, T&T Land Gio Hai Company Limited agreed to propose the Quang Tri Provincial Economic Zone Management Board to report to the Quang Tri Provincial People's Committee for consideration and agreement to adjust and reduce the land area of ​​phase 2 (8.476 ha) out of the scope of the Gio Hai Service - Tourism Area project; at the same time, adjust the project implementation progress; scale and total investment capital of the project.
