Local adjustment of Urban zoning plan N7 (Dong Anh district)

This is lot I-F2 in the land use rights auction area north of road 23B, Tien Duong commune, Dong Anh district.

According to the Decision, the land with local planning adjustment belongs to Tien Duong commune, Dong Anh district (Lot I-F2 in the land use rights auction area north of Road 23B); the East, South and West borders the existing road; the North borders the planned road and the existing residential area. The total research land area is about 1.27 hectares.

The adjustment objective serves as a basis for research, establishment of local adjustments to detailed planning, implementation of construction investment projects; and as a legal basis for authorities at all levels to carry out construction investment management in accordance with the provisions of law.

According to the N7 urban subdivision planning at a scale of 1/5000 approved by the City People's Committee in Decision No. 2270/QD-UBND dated May 25, 2012, the land subject to planning adjustment research belongs to planning block VII.2.2, with an area of ​​about 1.27 hectares, the function is primary school land with a construction density of 14 ÷ 20%, height of 01 ÷ 03 floors. Now the construction density is adjusted to a maximum of 40% and a maximum height of 05 floors. Other contents, without adjustment, are kept the same as the approved N7 urban subdivision planning.

The layout of construction works and the height of each construction item in the land will be specified at the stage of studying and adjusting the local detailed planning at a scale of 1/500 and establishing the investment project, ensuring synchronous connection with the regional technical infrastructure system.

The City People's Committee assigned the Department of Planning and Architecture to inspect and confirm the approved drawings of the Local Adjustment of the N7 Urban Zoning Plan, scale 1/5000 at the primary school functional land plot in the planning block with symbol VII.2.2 in accordance with the content of this Decision; store planning project records according to regulations.

The People's Committee of Dong Anh district presides over and coordinates with the Department of Planning and Architecture to organize the public announcement of the Local Adjustment of the Zoning Plan so that relevant organizations, agencies and the People can know.
