Local adjustment of Urban zoning plan N7 (Dong Anh district)

This is plot I-F2 in the land use rights auction area north of Road 23B, Tien Duong commune, Dong Anh district.

According to the Decision, the land area subject to local planning adjustment is located in Tien Duong commune, Dong Anh district (Land plot coded I-F2 in the land use rights auction area north of Road 23B); bordered to the east, south, and west by existing roads; and to the north by a planned road and existing residential area. The total area under study is approximately 1.27 hectares.

The purpose of this adjustment is to provide a basis for research and preparation of local adjustments to detailed planning, and for the implementation of construction investment projects; and to serve as a legal basis for all levels of government to manage construction investment in accordance with the law.

According to the N7 urban zoning plan at a scale of 1/5000, approved by the People's Committee of Ho Chi Minh City in Decision No. 2270/QD-UBND dated May 25, 2012, the land area under review for planning adjustment is located in planning zone VII.2.2, with an area of ​​approximately 1.27 hectares, designated as primary school land with a building density of 14-20% and a height of 1-3 stories. The building density is now adjusted to a maximum of 40% and a maximum height of 5 stories. Other contents remain unchanged and are as per the approved N7 urban zoning plan.

The layout of construction projects and the height of each building within the site will be finalized during the local adjustment study phase of the 1/500 scale detailed planning and investment project preparation, ensuring synchronous connection with the area's technical infrastructure system.

The People's Committee of Ho Chi Minh City assigns the Department of Planning and Architecture to inspect and verify the approved drawings for the partial adjustment of the N7 urban sub-area planning, at a scale of 1/5000, for the land area designated for the primary school within planning zone VII.2.2, ensuring compliance with the content of this Decision; and to archive the planning project documents as prescribed.

The People's Committee of Dong Anh District, in coordination with the Department of Planning and Architecture, will organize the public announcement of the partial adjustment of the zoning plan so that relevant organizations, agencies, and the public are informed.
