Local adjustment of planning of functional land of High School in Dong Anh district

According to the Decision, the land area for local adjustment research in Uy No commune, Dong Anh district (in planning block VII.5.2), the Northwest borders the planned road, the Northeast borders the land area with green space function for residential units, the remaining sides border the existing residential group land area (renovation and refurbishment). The total research land area is about 0.27ha.

The adjustment objective is to concretize the Master Plan for Hanoi Capital Construction to 2030 and Vision to 2050; Urban Sub-zone Plan N7, scale 1/5,000, which has been approved by competent authorities and the policy has been approved by the City People's Committee, improving the material conditions of places for studying, teaching, serving the community in Dong Anh district in particular and the city in general; as a basis for implementing the next procedures of the investment project and as a basis for authorities at all levels to carry out construction investment management according to regulations.

According to the N7 urban zoning plan, scale 1/5,000 approved by the City People's Committee, the land area for local adjustment research has the function of a high school (area of about 0.27ha) with general architectural planning indicators: construction density from 14% to 20%, height from 3-4 floors. Now, the land use function is kept intact, the land boundary is specified in accordance with the scale and boundary according to the granted Land Use Rights Certificate, and the architectural planning control indicators are adjusted as follows: maximum construction density of 45%, maximum height of 7 floors.

The City People's Committee assigned the Department of Planning and Architecture to inspect and confirm the locally adjusted drawings of the N7 Urban Zoning Plan, scale 1/5,000, at the functional land of the High School in planning block VII.5.2 in accordance with the content of this Decision; to archive planning project documents according to regulations.

The People's Committee of Dong Anh district presides over and coordinates with the Department of Planning and Architecture to publicly announce the local adjustment of the Zoning Plan so that relevant organizations, agencies and people can know.

In addition, the Chairman of the People's Committee of Dong Anh district and the Chairman of the People's Committee of Uy No commune are responsible for inspecting and supervising construction according to approved planning, and handling cases of construction in violation of planning according to their authority and regulations of law.
