Da Nang: Supply and demand of townhouse segment show signs of growth

DNVN - According to the real estate market report for housing in Da Nang and surrounding areas in the first quarter of 2025 announced by real estate service corporation DKRA Group on the afternoon of April 17, the primary supply of townhouses/villas in the area increased slightly by 4% compared to the same period in 2024.

The market received a primary supply of about 760 townhouses/villas from 11 projects for sale, of which more than 90% came from inventory from previously opened projects. Market demand showed signs of growth with a consumption rate of 9% (about 66 units), up 40% over the same period.

Primary supply of townhouses/villas in Da Nang in the first quarter of 2025 increased slightly compared to the same period in 2024.

However, transactions are only concentrated locally in a number of large-scale projects with complete legal documents and developed by reputable investors. The primary selling price level remains stable, while the secondary market price decreases by an average of 4% compared to the end of 2024, mainly in the group of projects that have been implemented for many years, are under construction and do not have complete legal documents.

Regarding the resort real estate segment, DKRA noted that it is still quite quiet and there are no signs of improvement in the short term. The primary supply of the resort villa segment continued to decrease by 1% compared to the same period with 9 projects opening for sale, supplying 232 units to the market. Meanwhile, new supply continued to be absent.

Overall market demand remains low. Primary prices have not changed compared to the same period last year and remain high. Policies on profit/revenue sharing, interest rate support, principal grace period, etc. continue to be widely applied to increase liquidity.

The primary supply of resort townhouses/shophouses is low and there is no increase in consumption. The primary selling price level remains stable, with no fluctuations compared to the same period, the current asking price ranges from 7.1 to 16.3 billion VND/unit. The secondary market continues to remain gloomy.

The primary supply of condotels in the first quarter of 2025 decreased slightly by 1% compared to the same period last year, with 9 projects opening 670 units. Notably, 100% of that came from inventory of old projects. Quang Nam and Da Nang still accounted for more than 90% of the total primary supply in the quarter. Market demand was very low, with consumption decreasing by more than 99% compared to the previous quarter. The primary price level did not fluctuate much compared to the same period last year and continued to trend sideways.

DKRA forecasts that in the second quarter of 2025, the new supply of townhouses/villas will continue to be scarce, the number of products brought to the market is expected to be equivalent to the first quarter and most of them will come from the next phase of previously launched projects. Overall demand may increase slightly but is unlikely to have a sudden change in the short term, mainly concentrated in projects developed by large investors, with complete legal documents and guaranteed construction progress.

Primary prices remain stable, and preferential policies and discounts for quick payments continue to be applied in the second quarter. The secondary market may improve compared to the second quarter, focusing mainly on products that have been handed over with complete legal documents and convenient connectivity.

For resort real estate, new supply in the second quarter is forecast to continue to be absent as investors are more cautious in implementing sales. At the same time, market liquidity is expected to continue to face many difficulties and there will be few breakthroughs in the short term. Primary prices remain stable and have not fluctuated much compared to the previous quarter.
