Da Lat auctions 'prime' land for over 3 billion VND/year

On July 9, the People's Committee of Da Lat City announced that it had just reported to the Department of Finance about reviewing, collecting information, and proposing the starting price for the auction of the right to lease houses and land for 10 years at Thuy Ta restaurant (old No. 1 Yersin), Da Lat City.

Thuy Ta Restaurant is located right on the floating island on the national scenic spot of Xuan Huong Lake, opposite Cu Hill and just a few hundred meters from Da Lat market, Lam Vien square, Yersin park, so it can be said that this place has the number 1 "prime" location in Da Lat city.

According to the People's Committee of Da Lat City, the land of Thuy Ta restaurant belongs to plot number 4, cadastral map sheet 14 (Ward 1). This is a special and unique location in Da Lat City and there are no similar locations for comparison.

The total area of ​​this land is ^3,876m2 , of which the area of ​​the covered construction is ^383.3m2 ; the area of ​​flower beds is ^893.1m2 ; the remaining area of ​​the campus and yard ^{is 2,599.6m2} .

Current status of the property on the land is the main house built with 2 floors, reinforced concrete roof (RCT), the back roof is folding roof + glass, the first floor floor is RC, the basement floor is wood, the floor is tiled with imitation wood, concrete stairs and iron stairs; construction area of ​​over ^208m2 ; floor area of ^{​​267.8m2} .

Thuy Ta Restaurant is also a place chosen by many locals and tourists.

Remaining quality rate of the house and construction works: 79.15%. The main house is not included in the list of villa funds according to Decision No. 47/2017/QD-UBND dated December 8, 2017 of Lam Dong Provincial People's Committee promulgating Regulations on conservation, management and use of state-owned villa funds in Da Lat City.

After reviewing and consulting land prices, rental prices, transaction prices in the surrounding areas and related regulations, Da Lat City People's Committee proposed the estimated value of land lease rights and assets on land in 1 year for Thuy Ta restaurant at more than 3 billion VND/year.

Previously, in May 2023, the People's Committee of Da Lat City proposed a starting auction price of more than 4 billion VND, but now it has been reduced. This location is currently being exploited while waiting for the auction.
