Ho Chi Minh City Tax Department proposes urgent meeting to resolve backlog of land records

Currently, real estate transaction records are stuck due to the lack of a new land price list after the 2024 Land Law takes effect from August 1.

The Ho Chi Minh City Tax Department has just issued an urgent document requesting the Ho Chi Minh City People's Committee to organize a meeting to resolve land records arising from August 1, 2024. This is the third request from the Ho Chi Minh City Tax Department on this issue in the past month.

Specifically, the Ho Chi Minh City Tax Department proposed that the Ho Chi Minh City People's Committee organize a meeting to unify the application of land price tables, land price adjustment coefficients, land rent calculation percentages, etc. so that tax authorities can promptly calculate financial obligations on land.

According to the proposal of the Ho Chi Minh City Tax Department, land records arising from August 1, 2024 to before the date the Ho Chi Minh City People's Committee issued a decision to adjust the new land price list, will apply the old land price list for the period 2020 - 2024.

Because Ho Chi Minh City has not yet issued a new land price list, it has led to a huge bottleneck in handling real estate transfer and land use conversion records... when the 2024 Land Law takes effect from August 1.

In the second petition, the Ho Chi Minh City Tax Department said that from August 1 to 27, the agency received a total of more than 8,808 applications.

Of which, there are 346 land use fee collection records for cases of land use right recognition, and 277 land use fee collection records for cases of land use purpose change.

At the same time, there are 5,448 personal income tax records from real estate transfers and 2,737 records in cases where no financial obligations arise.

The Ho Chi Minh City Tax Department said that the urgent requirement now is to remove obstacles in applying legal documents when handling land records, after the 2024 Land Law comes into effect.
