Gia Phu Real Estate Company Limited (Gia Phu) - Investor of The Sun Avenue Commercial, Service, Office and Apartment Complex Project at 28 Mai Chi Tho, An Phu Ward, Thu Duc City, Ho Chi Minh City (The Sun Avenue Project) - has notified customers about the issuance of pink books after 7 years of handover.
Accordingly, the company said it is carrying out procedures to issue Certificates of land use rights and ownership of assets attached to land (pink books) to customers who have purchased apartments at The Sun Avenue project.
The investor requests that residents and customers fill in all information, the company will send a letter inviting customers to provide documents to register for the pink book.
Victoria Village Project (Thu Duc City)
The Sun Avenue project is invested by Gia Phu Real Estate Company Limited and developed by No Va Real Estate Investment Group Corporation (Novaland). The project was opened for sale in 2015-2016 with a starting price of only 26-28 million VND/m². Currently, the apartment price has increased to 65-68 million VND/m².
The project consists of 8 towers from 26 to 30 floors, with types of apartments, offices and shophouses, handed over from 2018 to 2019 with a scale of more than 2,800 apartments. However, for many years, residents have not been granted pink books because the project is entangled in legal issues and has not completed financial obligations.
It was not until 2024 that some information appeared that the procedures and documents related to granting pink books to residents had been submitted by the investor to the authorities and tax obligations had been completed.
Mr. Nguyen Nguyen, a resident at The Sun Avenue, said that he and many other residents were very happy when the investor announced the registration for pink books. In the past few months, since the information about the issuance of pink books, the transaction price of apartments here has increased by 10% -15%. The rental price of shophouses, serviced apartments and residential apartments also tends to increase.
Speaking to a reporter from Nguoi Lao Dong Newspaper, a source from Novaland said that last week, low-rise houses in Novaland's Victoria Village project in Thu Duc City had also handed over pink books to residents. At the same time, the investor also continued construction of the apartment complex at the Victoria Village project after a temporary pause due to financial issues. The project is expected to be completed by the end of 2025.
Victoria Village is over 4.2 hectares wide, located right in the administrative center of Thu Duc City (old District 2), with a scale of low-rise villas, shophouses and an apartment complex of more than 1,000 units, which started construction in July 2020.
