The Department of Construction of Binh Dinh province has just issued a document confirming the eligibility to notify future housing for phase 1, including 92 houses combined with services that are eligible for sale or lease-purchase at the Bac Ha Thanh Urban Renovation and Residential Area Project, Phuoc Thuan commune, Tuy Phuoc district.

According to the document of the Department of Construction, 92 houses combined with services located on the D16 axis, with a height of 3 floors (the land area is mostly 126 m2) meet the conditions of future housing to be put into business according to the provisions of Article 24, Law on Real Estate Business 2023.

Including, 5 lots with symbols from ODV1-15 to ODV1-19; 17 lots with symbols from ODV2-01 to ODV2-17; 4 lots with symbols from ODV3-01 to ODV3-04; 4 lots with symbols from ODV4-01 to ODV04-04; 28 lots with symbols from ODV5-01 to ODV5-28; 31 lots with symbols from ODV8-03 to ODV8-31; 3 lots with symbols from ODV9-01 to ODV9-03.

The Department of Construction also requested Phat Dat Real Estate Development Joint Stock Company (investor) to make payment, guarantee, and hand over future housing in accordance with regulations; and use the mobilized capital for the right purpose of building housing in the project.

“It is strictly forbidden for investors to mobilize more money than the amount of money advanced for purchasing or leasing houses from customers according to the provisions of law. In case of misuse or mobilization of money exceeding the prescribed amount, investors must be responsible before the law,” the Department of Construction of Binh Dinh province stated.

In addition, the Department of Construction of Binh Dinh province also noted that the Bac Ha Thanh Residential Area and Urban Renovation Project is not yet permitted to be sold to foreign organizations or individuals; therefore, before the investor sells to foreign organizations or individuals, it must have the consensus of the Provincial People's Committee and specific instructions from the Department.

The Bac Ha Thanh Residential Area and Urban Redevelopment Project has a scale of over 43.1 hectares. Of which, residential land is 17.1 hectares; commercial service land is 0.5 hectares; public works land is 1.9 hectares; land for trees, parks, etc. is 7.9 hectares; traffic land is 15.5 hectares.

On November 8, 2024, the Chairman of Binh Dinh Provincial People's Committee agreed in principle to determine the area where investors must invest in building houses for business purposes, which is 215 plots of land, corresponding to an area of ​​more than 2.9 hectares (out of a total area of ​​more than 14.5 hectares) at the frontage of National Highway 19 and N7 route with a cross-section of 27m; the area where land use rights are transferred in the form of dividing plots and selling land to individuals to build their own houses is 1,207 plots of land, corresponding to an area of ​​more than 11.5 hectares.

The total cost of the project is over VND2,342 billion, of which the construction cost is over VND2,021 billion. The direct capital of the investor is VND352 billion (accounting for about 15%), the remaining VND1,990 billion is mobilized capital.

According to the public announcement of the investor, the Project is being mortgaged at MB Bank under the mortgage contract signed on March 5, 2024.

Regarding the project, on December 3, 2024, Phat Dat Real Estate Development Joint Stock Company and Realty Holdings signed a strategic cooperation agreement to distribute and develop the Quy Nhon Iconic Project (commercial name of the Bac Ha Thanh Urban Renovation and Residential Area Project). Accordingly, Realty Holdings will assume the role of strategic consultant, marketing, distribution and branding for the project.

Next, on December 10, 2024, in Quy Nhon City, Realty Holdings signed a cooperation agreement with 22 strategic agency partners, officially implementing the distribution of the Quy Nhon Iconic Project.

Phat Dat Real Estate Development Joint Stock Company has also signed a cooperation agreement with the G.Empire Group and Mai Viet Land Alliance to exclusively distribute and market two other projects of Phat Dat in the Central region, namely the Nhu Nguyet Commercial Service Complex Project (Da Nang City) and the Q1 Tower No. 1 Ngo May Project (Binh Dinh Province).
