Owner of "most beautiful villa in Ca Mau" must pay more than 8 billion VND in land use fees

On September 29, according to a source from Giao Thong Newspaper, the tax authority of Ca Mau province calculated the amount of land use conversion tax for Mr. HAT (41 years old, residing in Tan Thanh commune, Ca Mau city, Ca Mau province) - the owner of the "most beautiful villa in Ca Mau".

Mr. HAT's villa in Ca Mau was built on aquaculture land and looks very majestic from the outside.

According to the announcement of the Ca Mau Provincial Tax Department, Mr. HAT must pay land use fees of more than 8 billion VND; real estate registration fees of more than 42 million VND.

Specifically, the total taxable land area is 2,141m2, with a unit price of VND 5,200,000/m2, depending on the location, different coefficients are applied.

Previously, the Facebook account Ho Tap continuously posted images and live streamed the construction process of the building introduced as "the most beautiful in Ca Mau province".

However, upon inspection, this project violated the construction on aquaculture land. Both of these plots of land are not eligible to change the purpose of use from aquaculture land to rural residential land, because they are not in accordance with the construction planning.

On August 20, 2024, the Chairman of the People's Committee of Ca Mau city (Ca Mau province) issued a decision to enforce and force Mr. HAT to take remedial measures.

Specifically, converting aquaculture land to non-agricultural land in rural areas without permission from competent authorities, the violation area is 3,564.8 square meters, the violation location is in Tan Thanh commune.

Remedial measures for the area of ​​2,261.58m2. As for the area of ​​1,303.22m2, the land must be restored to its original condition before the violation.
