The owner of the MN account also posted a 5-storey house for sale in My Dinh (Nam Tu Liem district, Hanoi), area 30m2, for 6.5 billion VND. "The owner needs money so he wants to make a transaction right after Tet. If the customer is willing, they can negotiate a reduction of 200-300 million VND", this person added.

Since October 2024, buyers have tended to wait for prices to decrease, causing transactions and demand for real estate to decrease. Therefore, brokers are currently having a hard time finding buyers, so they are taking advantage of Tet to post advertisements.
Ms. Pham Mien - a real estate expert - said that in the past, the price of real estate in Hanoi was pushed up very high. Some homeowners were afraid of selling at a loss, so they competed to increase the selling price. However, after a period of selling at high prices, many people found it difficult to make a transaction, so they have now agreed to lower the price.
"Recently, Hanoi's housing prices have increased very high and quickly. I think there is a virtual increase and it is far beyond people's ability to pay. High-priced demand has absorbed all the products brought to the market. When there is only low-priced demand but prices are still high, it will certainly cause transactions to decline," she said.
According to expert Pham Duc Toan, apartment prices have only been hot in Hanoi recently due to the gap between supply and demand. Up to now, housing prices in Hanoi have exceeded the peak.
According to him, house prices are too high, so many people have put their plans to buy a house on hold. Real estate liquidity in Hanoi has been very low recently. In the coming time, house prices will hardly increase further. However, it will also be very difficult for house prices to decrease immediately, except in cases where people who need money reduce the price to sell quickly.
