According to some brokers, land in Golden Hills has increased by about 100 - 200 million VND/plot. The price of each plot is currently about 2.3 - 3.2 billion VND. Ms. Nguyen Thi Huong, a broker, said that the reason for the increase in land in Golden Hills is because of the implementation of many "famous" projects around such as Lien Chieu port, Hoa Ninh Industrial Park...
The Bau Tram Lakeside urban area nearby also recorded an increase in land prices. Mr. Do Phuoc Tuan - Thanh Phuc Land real estate transaction floor - said that recently, many investors from Hanoi came to Da Nang city to buy land to catch the growth wave. A representative of Tam Thanh Thoi real estate office said that before the information about the province's merger, land prices bordering Da Nang and Quang Nam increased compared to before. The target customers include both buyers for residence and speculators. Land plots located close to Da Nang city are more interested by investors.
The news that Dak Lak will merge with another province and become the center of a new province has made the real estate market "heat up" day by day after many years of stagnation. In addition, a number of large projects have started construction, also making real estate in some local areas bustling. On roads considered to have potential such as Dong Khoi, Ha Huy Tap, Y Moan Enuol, Y Nie... real estate brokers continuously receive land transfers.
A real estate broker in Dak Lak said that before Tet, his company traded an average of 2-3 plots of land per day, but now that number has increased to 20-30 plots; land prices in some areas in Buon Ma Thuot City have also increased by 30%-50%.
On the land application system of Buon Ma Thuot City on the morning of March 19, 254 people had drawn numbers, of which more than 100 sets of documents were being processed. Many people arrived late and could not get their numbers, so they had to go home.
Mr. Tran Van Bao, a resident of another province who came to Dak Lak to buy land, said that in the past few days he heard that a province would be merged into Dak Lak, so he came to buy land. Through a broker, he learned about a plot of land priced at VND2.55 billion and a house priced at VND3.65 billion. However, when he arrived, the broker informed him that the land had already been deposited, the house had increased to VND3.8 billion, and the buyer had to take care of the procedures, so he continued to look.

Focus on resort segment
The real estate market in Ninh Thuan province is also showing signs of "heating up". Currently, coastal real estate products in Ninh Thuan, especially the resort and tourism segment, are attracting the attention of many investors. Vinh Hy area is also considered a potential destination for real estate.
Recently, "land brokers" have taken advantage of planning information to "inflate" land prices in some potential areas of Ninh Thuan. From mid-March until now, on real estate brokerage websites in Ninh Thuan, information on some land products in 4 projects that have been approved for investment policy and approved for investors (including Phu Ha new urban area, Dinh Riverbank new urban area, My Phuoc new urban area, Dam Ca Na new urban area) has been posted again to invite investors.

According to the Department of Construction of Ninh Thuan province, there are currently 19 housing development projects and real estate projects in the province that have been approved for investment, are being implemented and completed. Of these, there are 13 residential and new urban area projects; 1 social housing project, and 2 resort real estate projects.
Due to the general impact of the real estate situation across the country, the real estate market in Ninh Thuan province in 2024 was also affected and was quite quiet. In the past few days, information about the merger of provinces and cities has gradually created a "land fever" again. Authorities recommend that investors should be alert, not rush to make decisions when pressured by "land brokers", and avoid investing based on rumors.
Risky and unclear
Mr. Vo Hong Thang, Deputy General Director of DKRA Group - a company specializing in real estate services, said that the information about the province's merger is one of the reasons for the high land prices. However, part of it is also due to speculative brokers who deliberately push information to create a "fever" to make a profit.
Mr. Thang analyzed that pushing up land prices based on the above information is risky and unclear. The merger is just an administrative change. By the time this information is outdated, buyers may suffer losses.
