Apartment prices increase "skyrocketing"

According to data from the OneHousing Center for Market Research and Customer Insights, the average selling price of primary apartments in the entire Hanoi market has increased significantly, from VND 40 million/m2 in early 2022 to about VND 72 million/m2 in the third quarter of 2024. In particular, the average price of newly opened projects in this quarter reached about VND 72 million/m2 (excluding VAT and maintenance fees), because the supply of newly opened apartments in the quarter was mainly recorded as high-end and luxury segments, accounting for 100% of the market share.

According to the real estate market report for the third quarter of 2024, the Ministry of Construction clearly stated the "galloping" price increase of the apartment segment.

Specifically, apartment prices in Hanoi have continued to increase in both new and old projects. In particular, in the primary market, prices have increased by about 4-6% quarterly and 22-25% annually. Some areas even recorded local increases of up to 35-40% compared to the previous quarter.

The report also reviews the selling prices of some projects in the capital, including The Zurich subdivision in Vinhomes Ocean Park (Gia Lam district), with prices ranging from 46 - 55 million VND/m2, and The Sapphire subdivision in Vinhomes Smart City (Nam Tu Liem district), with prices ranging from 47 - 61 million VND/m2.

Higher, the Lumi Prestige project (Nam Tu Liem district) has a price of up to 69 million VND/m2, The Ninety Complex (Dong Da district) has a price of 60 - 75 million VND/m2, and the Viha Complex project (Thanh Xuan district) is up to 75 - 97.2 million VND/m2.

Thus, it can be seen that the price below 40 million VND is almost non-existent in new projects and if it is, it will be sought after. Because even when apartment prices skyrocket, the transaction volume of this segment is still quite impressive. The total transaction volume of apartments and individual houses in the third quarter of 2024 still reached 38,398 successful transactions. This figure increased by 48.3% compared to the second quarter of 2024 and increased by 29% compared to the same period in 2023.
