According to data from OneHousing's Market Research and Customer Insights Center, the average selling price of primary apartments across the Hanoi market has increased significantly, from VND 40 million/m2 at the beginning of 2022 to approximately VND 72 million/m2 in Q3 2024. Specifically, the average price of newly launched projects in this quarter reached approximately VND 72 million/m2 (excluding VAT and maintenance fees), as the supply of newly launched apartments in the quarter was primarily in the high-end and luxury segments, accounting for 100% of the market share.
According to the Q3/2024 real estate market report, the Ministry of Construction clearly stated the "skyrocketing" price increase in the apartment segment.
Specifically, apartment prices in Hanoi have continued to rise in both new and old projects. Particularly in the primary market, prices have increased by approximately 4-6% quarterly and 22-25% annually. Some areas have even seen localized increases of up to 35-40% compared to the previous quarter.

The report also highlighted the selling prices of several projects in the capital city, including The Zurich subdivision in Vinhomes Ocean Park (Gia Lam district), with prices ranging from 46 to 55 million VND/m2, and The Sapphire subdivision in Vinhomes Smart City (Nam Tu Liem district), with prices fluctuating around 47 to 61 million VND/m2.
Even higher, the Lumi Prestige project (Nam Tu Liem district) is priced at up to 69 million VND/m2, The Ninety Complex (Dong Da district) reaches 60-75 million VND/m2, and the Viha Complex project (Thanh Xuan district) even goes up to 75-97.2 million VND/m2.
Thus, it can be seen that prices below 40 million VND are almost non-existent in new projects, and if they do appear, they will be highly sought after. Because even with the soaring prices of apartment units, the transaction volume in this segment remains relatively impressive. The total number of successful transactions for apartments and detached houses in Q3/2024 still reached 38,398. This figure increased by 48.3% compared to Q2/2024 and by 29% compared to the same period in 2023.
